HIP quick question

OK my dad is selling an inherited house to the neighbour so no estate agents involved, they seem to think no HPI pack is needed but I am sure one is still needed or he can get fined ...... can someone put me straight please. It is a 3 bedroomed semi house and the neighbours are buying to turn the house into 1 I beleive.

    Depends on how the deal was negotiated. If OP's dad advertised in any way that the house was for sale then a HIP is needed. If neighbour approached him before the proeprty was put on the market then no HIP is needed.

  • HI, i work for a HIP provider and i think you will need to get one done.
    Even word of mouth to one person is classed as a form of marketing. So i would be careful :)

    Hi Am in same position as your father. Inherited house - next door neighbour approached me (as I was locking the door) to buy to add to their house. Hadn't even met them before. Before that, a local builder has expressed an interest. The house wants totally doing up and maybe even a new damp proof course so I think they think they can get it for next to nothing. You have answered one question for me about those stupid waste of money reports. I didn't know about the "advertising" thing!

    The position is that if you advertise the property, you must commission a HIP. It doesn't sound like you have advertised it. BTW if you did advertise and you want to save money, it is perfectly possible to create your own HIP and it is not as hard as you may imagine :-) you can get the standard forms off the HIP website and get your own searches, local search fee will vary 80-120 ish, water & drainage search fee 40ish and EPC fee 60ish, plus official copies from the Land Registry. it is a little more complicated if your land is unregistered as you need to make an epitome of title, but anyway that's another topic.
