Strategy for newbuild house - stupidly low offer?

They probably thought you were joking. A 25%ish drop is a lot to stomach for them, and maybe they're just hoping for someone to buy them for a bit more than you offered right now. I am sure if people are right and a real drop happens, then they will take you seriously.0

So in that month it has dropped at least 1, maybe 2%. That's maybe 3k in value. Plus if they have borrowed say 100k to cover costs of building at 6% is another 500 per month. Plus cost of keeping sales staff, maintaining site, etc. Let's call it 4k for fun. In one month.rabbit8587 wrote: »Update: - Well, it has been over a month since offering £135k...
It's a high stakes poker game. For them.0 -
For all you know they might have had an offer from someone else for 140k though.0

I dont mind offering more than £135k. Deliberately said I could only afford that much, with the hope of meeting them in the middle somewhere eventually. However, I had hoped they'd come to me with a slightly bigger discount first.
Not realistically in a hurry. Just impatient for my own place.
Thank you to all posters :A0 -
We have just got 22.5% off a new build plus carpets, legal fees, stamp duty and turf.
We REALLY had to struggle to get to the 'bottom' line. Builders may be in trouble (its cash flow not profit really they need) but if they can't go below a certain figure then they won't.A blonde... cleverly disguised as a Brunette.......;)0 -
we complete on our new Bloor home on 29th Aug. Original price was £199.995. After a few months negotiating we eventually got em down to £174.995 with some added extras such as rear turf garden, carpets, curtains and blinds throughout, burglar alarm and even a side door in the garage !!!!!! Stamp duty paid, solicitor fees paid and estate agents fees paid (and then we hit them with the £500 online voucher) so it can work ..... just visit the sales office on a regular basis, stay friendly with them but be firm and keep chipping away0

An interesting thread. Thanks for bumping it!
Myself and OH are off to look at aTaylorWimpey new build tomorrow - 5 bed house where there are only 5 being built and I have been told 3 have sold already. The next one will be available in 18 months, the last one in 2.5 years! The asking price is £179k - not a figure we could afford - and who knows what the market place will look like in 18 months.
Until I started reading this forum, I never realised that builders would move so much (well, back in 2008!) - do the same rules apply now in 2011? Are the possible % discounts still available or have they gone up/gone down? Wouldn't be offering on our first visit but might be interested for the right deal!0
