coverting large flat into 2 smaller ones can it be done???

Im not sure if this is even possible but i have a large flat
which could easily become 2 1 bed flats without huge amount of
structural changes.. i live in scotland on the 2nd floor of a tenement building
and am not sure if planning authorities allow this sort of thing? and if mortgage company would let me do it??
does anyone have any knowledge about this sort of thing??

You would need permission from your freeholder who would probably charge you a propertion of the resulting uplift in value.
Whether you got PP would depend on what your LA expects - most new dwellings they want 1.5 parking spaces per property etc.
Also, converting flats is not a simple case of putting up walls and installing new kitchens and bathrooms. As they would both be deemed to be new dwellings, they would both have to meet current building regulations for new dwellings. That means fireproofing, soundproofing, perhaps even changing perfectly good windows for ones which comply.
You may still benefit from it financially but don't even begin to assume that it is simple!
Remodelling the existing flat to provide an extra bedroom would see you with an uplift in value that wouldn't be quite so expensive and disruptive to carry out.Everything that is supposed to be in heaven is already here on earth.
