I don't pay until I'm satisfied with the work.
If they insist on money up front to cover expenses I'll only pay 50%.
If they say no, I look elsewhere...you'll find they then suddenly say yes!
Once you've paid it's difficult to get them back to fix those little niggles.
As for after, read the small print of their guarantee. The contract works both ways, ensure it works in the way you want it to work.0 -
if you use a member of the masterbuilders you can pay an extra 10% for their 'insurance policy' that means the association will back your right to have things put right. but there have been major problems with this as it is often the original builder (who you have by then lost confidence in) who is required to do the work and not a different builder.
I agree with holding a reasonable part of the money back until you mutually inspect and work is to your satisfaction.0 -
In actuality,contracts are no good really.Once a builder has your money,it's then down to his sense of fair play.You can sue them but this can take forever and doesn't always give you the outcome you want.
Much better to hold money back 'til you're satisfied.Nothing talks like money.
I give my word that i will rectify any problems the customer is not happy with and i honour that.Not all builders are honourable i'm afraid and get the rest of us a bad name.All my work comes from recommendations,so i benefit from this approach.Taken a long time to get to this point though.0
