Multi Agent

Hi all,
I've been currently trying to sell my 4 bedroom house in Gravesend Kent. It's currently on the market with a few agents for 195k.

I was wondering if i should use more agents to try to sell it? Is there a limit for the number of agents i should use if i go multi agent. The current agents i'm using have said i shouldn't put it on with too many agents but i'm not sure if they are just saying it to dissuade me from using more agents.

Any help would be greatly appreciated.

    I would think you would get diminishing returns with more than 3 or 4 agents. What I would do is insist on the property being advertised in local pape rfor at least 4 weeks with the next agent.

  • For your own sanity I would recommend no more than three agents, although with multi-agency you can go with more if you wish.

    If you are on with more than that, there is a very good chance that they won't spend too much time on marketing your property (either online, or in the press, or on the phone) and will just wait for enquiries to come in - because they have other properties that will be a more certain 'bet' for revenue.

    So, the question for you is:
    a) Which one(s) of the agents you are currently using has underperformed. Better to give them notice before approaching others - so that a new agent
    b) Have you had much interest on your property at that price... what seems to be the reason why you have not sold (no viewings, no offers, no 'realistic' offers)?
    c) Choose agencies that offer different options for the marketing of your property. i.e. one national agency network, one local agent and one web-savvy agent - so that you can cover all bases (people looking to move to the area, people in the area trading up / down, people using the Internet to find properties). There's no point having three agents with windows in the same street / location but little else to offer

  • I wouldn't use more than 2 agents, in fact I used only 1, it makes the house more 'exclusive'. Having 3 or more signs ouside your house makes you look desperate to sell and gives the impression that the house isn't shifting....
