    If he has tenants that are quite happy to live in it as a pigsty, then he doesn't have to lift a finger to decorate it or improve it, does he?

    If he has a pushier person, then he will need to fork out money for paint etc.

    who would you choose if your were the LL?

    Time to move on and leave them to roll around in their own dirt.

    lol he's actually paying out for a brand new boiler - definitely not cheap. Its being fitted today hence why I'm sat here in my unwashed glory as they turned up at 8 am....

    I guess its true tho, Im likely to cause greater hassle whereas the other two would be happy enough with a pig shed.

    The pregnant housemate sounds a nightmare! What's she going to be like once the baby is born and living there also??

    lol apparently she is going to go to the council and apply for a council house ... then she can live with her bf. I just find it really odd that people can live like this - her bf doesnt work, she seems to have no intention too but has always moaned about living off her £40 income support (before we/she knew about her being pregnant).

    True... i'm viewing a property this evening and I may well arrange a few more for sometime this week. Like I said the men are here doing the boiler atm so I cant even have a wash and finding the phone might be difficult as the kitchen is a bombsite.

    Sounds like you need to get a contract sorted out, either with the landlord or just between the 4 of you. Call a house meeting (Get LL to sit in if you can, even if he is not getting involved) and agree a reasonable set of rules - and consequences for breaking those rules. Abandon the land line and get everyone to have mobiles, or get the LL to install a pay phone (He will like this idea as he will probably profit from it!)

    There are 2 big arguments in shared houses - the phone bill and the food! Either agree to split the cost of food or each have your own cupboard, and label things in the fridge etc. Make a rota for cleaning (or split the cost of a cleaner) and add a clause that if someone makes a big mess (e.g. baking, dying hair in the bathroom) they clean it up themselves. Write down all the house rules and agree a consequence - e.g. 3 strikes and you are out, perhaps with loss of deposit to cover the damage caused. If you have all signed a contract and agreed to it, you can't back out then - and in the event of any dispute, you can consult the contract to see what limits you put on in the first place.
