Help with Mums money please!

Hi

My Mum has got £40k to save/invest. She is over 50 and does not pay income tax. Looking around it seems the Principality 7.15% 3 year fixed will give her a return of £49,208 - which I think she would be happy with.

However she may be willing to go to 5 years on an investment which at worst case scenario would return her £40,000 but nothing more if the markets dont perform.

I dont think she would want to invest where there is a risk of not getting the £40k back.

Im a bit out of my depth here, so some advice would be great!
