After reserving your brand new home the colour choices begin an exciting time for selecting your kitchen units tiles and flooring choices along with bathroom fittings, even curtain and bedspread packages or conservatory!
Make sure you take your time on selecting the kitchen units and ask the question what will the finished article be like, your selection is made from a carousel which enables various worktops to be placed over the chosen unit then the wall tile is placed over that then the floor covering placed under the plinth, ASK will the plinth/casings etc be the same as the door colour?Is there a choice of handles? many kitchens are not fitted as per sample shown on the carousel, on our development we take photos of kitchens so the view can be seen from all angles.
MAKE SURE THE DOOR/ HANDLE CHOICE, PLINTH/CASING COLOUR AND WORKTOP CHOICE IS RECORED.on the form of which you should be given a copy for your file.
ASK what height the Tiles will reach ..how many courses of Tiles?What make are they?
ASK for the Tiles to be fitted around the switches as they be ugly if not.
ASK do they tile the window sills in the kitchen and bathroom?
ASK what taps are standard, the show homes usually have been upgraded to sell the extras....more commission for us.
ASK what fireplace is standard.
ASK what light switches are standard and do they fit ceiling roses again mostly shown in show homes but not standard.
Most show homes have a power shower fitted again an extra....
A good indication of a basic spec is the unsold finished plot BUT AGAIN ask the question is this standard/ as many may have been upgraded to sell a bad plot.
Because of the PROPERTY MIS-DESCRIPTION ACT show homes should and will have a notice making you aware of upgraded items.but these get moved around as children seem to delight in moving them from room to room...
You will have received a specification list at the point of reservation but how many people truly read this and translate it to the show home?
A young couple told me yesterday of reserving a plot only to find out the next day that even the bedroom wardrobes were extras
ASK, ASK, ASK, ASK,thats what we are here for and we should know our development specification to the letter or if not at least be able to come back to you within hrs with the answer.
Remember we will NOT be the cheapest option for any extras but the work will be done before you move in and can result in a co ordinated home.
