Unpaid invoice of previous (deceased owner)
I moved into my newly purchased property in Nov 2020. The previous owner was deceased and it was the son who was the executor. The previous owner had had a new boiler installed in Nov 2019 and my solicitor obtained the Gas Safe certificate during the conveyancing. Since moving in I've received a couple of letters from…

Environmental search
we have had our environmental searches back. Contaminated land is passed, but there are other issues. Obviously they go on postcode. There are (low) issues with Radon, moderate ground stability risk, surface water and groundwater flooding within 250m. It's quite hilly where we are buying so I suspect this is part of the…

Company house buyers, thoughts or recommendations?
Family member has decided to accept a very low offer (40k) less than their asking price for a London property. This is an outrage and I've been climbing the walls over it. I simply do not think this is a time to sell right now...Irrespective of the Covid situation etc etc quite a few letters come through the door from…

Easements and oddities
Hi, we're in the process of buying a house. Searches are back, all ok, the survey is good... it's an 1852 house so expected a couple of modest things. We knew there was a Right of Way up the side and across the back of the house, it's for one adjoining house only, wheelbarrow access, it really doesn't worry us. It turns…

we had no idea that our solar panels might be a problem
we are selling our home. In 2011 we had the free solar panels installed by Ecovision, they are maintenance free and to be honest we have not had anything but positive things to say about them. We have loved the free electricity and we couldnt afford them at the time so it was win:win or so we thought. We informed our…

Seller won’t leave after concluding missives - what are our options?
Hi everyone, hoping for some advice from anyone that may have found themselves in a similar situation. My partner and I had an offer accepted on a property in March 2020, just hours before the first lockdown came into effect. The deal went on hold and by the time the economy started to open up again, the seller’s deal for…

Withholding funds after completion
Hello! I’m wondering if anyone could please give advice on this situation. My parents have recently sold my grandparents house. However on the morning of the sale (after the keys were handed over and the buyer started moving in) they were informed that the buyers solicitors are not allowing the money to be released to us…

Top of chain house removed from market
Hi, just looking for advice. My chain at the top has come unstuck. The buyer survey came in £125k below their offer and the vendor has refused negotiation even though they had managed to get another £70k in the hope that was enough. I am at the bottom of the chain but in a position to exchange and complete before the SDLT…

It has been sent to the land registry to record transfer and my solicitor advised this may take a few weeks. I want to give ex partner a sum of money…

Hi. Selling my house and buying another at the same time. The house I'm buying is cheaper. My current fixed rate mortgage is portable but the deal ends 30th June 21. Question is, if I complete on the house sale and purchase a few days (not weeks) before 30th June, can I still port my existing mortgage, before going on the…

Does a garden room add value?
Hello, As with many of the UK population I am currently working from home. We currently have a spare bedroom which I use as an office, however circumstances have changed and we will now need this as an extra bedroom in the not so distant future. So I have the dilemma faced by many UK households currently, office space! We…

Shop lease question
I wasn't sure where to post this question as it's not about a residential property but a shop lease. Enquiring on behalf of my friend. My friend made an offer on a shop lease in July 2020 with the local council. It was accepted and after a delay of maybe a month a draft lease was sent. She used solicitors to advise her and…

Old lease and working out how much to pay?
This maybe an odd question but if you're buying a leasehold property and the lease from 1935 is listed as £6, 3s, 0d. Do you pay the current value of that amount in todays money? Just unsure and the amount would fluctuate constantly. Or wouldn't it simply be £6.30?
