Mortgage valuation
I had an offer accepted on a property last week. The mortgage valuer should go out to the property next week. Do they produce an exact figure of what they think the property is worth? or do they simply say whether or not they think it is roughly worth what the vendor paid. I am hoping they provide a figure.

Guide price confusion
I had an offer accepted on a house last week. I arranged the mortgage today. The financial adviser asked what the estate agent valued the property at. I said it had a guide price of: £145,000-£155,000. I do not understand guide prices. Does this mean the property was valued at £150K? i.e. in between 145 and 150. Or does it…

Offer accepted but the property won’t be taken off the market – is this fair?!
We very much need an advice on our situation with purchasing a property please. We have made an offer for a house – asking price. It appears there were several matching offers and we have been asked to give our ‘best price’. We have further increased our offer above the asking price. Within several days the agent advised…

viewers not turning up
been on the market for 2 weeks. Have had 8 viewings booked. Just had the second no show of those 8 viewings. (one last weekend and one today) Is this normal? I cant imagine booking a viewing and then not turning up. It is so frustrating, rearranging appointments, sorting kids activities for them to not even bother.

First Time Buyer on leasehold flat - what should I ask about?
Hi, I'm in the process of buying a leasehold flat (South London) and would really appreciate any advice/experience on leaseholds. I've had an offer accepted (250k), valuation matched asking and mortgage offered, so it's now all with solicitors and I want to make sure I get all the info required and don't walk into a…

Renting - need help understanding document we've received!
Hi We've been renting the same house for just under 7 years. We git our usual progressing if we wanted to renew, but as we are looking to buy our own house this year we wrote to our landlord asking if we could go onto a rolling monthly contract instead of signing up for another 12 months. I sent that Monday, and don't know…

Second viewing question?

Why become a landlord?
I may become a reluctant landlord. Reading up about the subject has scared me. Horror tenants, greedy letting agents, repair & maintenance costs, uncertain future property prices...... I have done some fag packet calculations and based on a £100,000 flat with a £500 rent, which I make 6% gross yield, when you take out…

Can we buy 100% of our home?
When I met my partner she already had her own home, however it was purchased on a 50/50 ownership scheme, as she was a single parent and only able to afford her own home this way. Now we live together, we like where we live, but we don't want to stay on a shared ownership. Is is possible to purchase the house 100% or will…

Realistic Completion Date?
Hello everybody, I should probably have just started a diary rather than make so many pointless threads but here goes... I received a text from our vendor yesterday stating that she had spoken to her solicitor who knew that searches had been returned and she was only waiting for enquiries from our solicitor. Her solicitor…

Homebuyer Report values our house at lower than sale price
Hi Having seen another house we really liked, we put our house on the market last summer for £285k based on valuations from two estate agents. We had a sale agreed within two weeks at £268k, which unfortunately fell through at the last minute when the buyer pulled out and took their house off the market. We dropped the…

Life insurance for mortgage
Apologise if this in wrong thread. We are in process of buying our first home and looking an life insurance policies. If we insure for the full term of the mortgage (25 years) it works out to £65 PCM. If we insure for just 5 years its £43 PCM. can we not just insure for 5 years at a time and obviously for less PCM each…

Recommended Areas to live within 15 miles of Kings Lynn
My ex relocated to kings Lynn 6 months ago with our son and I would now like to relocate within 15 miles of them to be close by. The commuting of 240 miles every other weekend is to much and I also don't want to miss out on my son growing up. My new partner is amazing and has agreed that she would relocate up there to keep…

LL and EA delay and refuse repairs
Hi, I rented via a managing agent who cannot carry out a single repair sometimes for more than two-three months at a time. I am paying top rent so that I could have a modern flat (not) There is a history of serious delays with their case, so this may not seem important but consider they have allowed leaky roofs and damaged…

Check-in inventory but no check-out?
Hi everyone, I've just recently bought my first flat and am about to move out of my rented accommodation. I've just read through my rental contract and realised that it says that on moving out I need to pay for a checkout inventory. We had a check-in inventory when we moved in which was paid for by the landlord. I'm…

S21 and Deposit
Hi all, After a little bit of advice as we have just heard from our letting agency that they intend to serve us a S21 notice before the beginning of the next rental period. We signed an initial 6 month contract on 28th March 2012 and paid the deposit on this date. DPS have informed me that the deposit record was created on…

FTB - Advice
We just put an offer in a house we like and it has been accepted. We will be sending details back to bank tomorrow to finalise the mortgage and then I presume we'll be able to get a valuation done to see if the house is at the right price. The person we're buying off is going to put an offer on a house over the weekend and…

Halifax - Survey
Hi, I was wondering if anyone could shed some light. We are currently waiting for our mortgage offer and I just wanted some reassurance as it is driving me insane. Basically we had a few credit issues 9 ish years ago which we specified in the mortgage application. We were pre-approved for a mortgage then when we put in the…

Viewing a repo with an offer accepted?
Hi, Hoping someone can give me some advice. I just got a mortgage in principle - it was a little more then I was expecting and I'm now actively looking for houses. My choices are fairly limited as I have certain criteria I want to meet, within a pretty low budget. Anyway, I have seen a house which matches all my criteria…
