LL rights to take photos while tenant is still in the property
Hi, What rights do tenants have if the LL/LA wants to take photos of the property for marketing online? I would prefer it if they didn't take photos as I don't really want the contents of my flat advertised online for anyone to see. Is there anything I can do to prevent this? Many thanks g

Flat rental holding fee
Hi guys, My LA has requested a holding fee of £600 on a property I'm looking to rent. The landlord has agreed to my offer in principle and now I've been told to pay up £600 as a holding deposit. However, this money is non-refundable in the event that my tenant checks fail. Can I just waive the holding fee, run the checks,…

FTB wants to delay completion..
..so they don't end up starting to pay their mortgage too early. It appears they want to minimise the period between their rental ending and the mortgage starting and don't want a bit of an overlap just in case completion is delayed. Is there anything I can do to push them say 2 weeks earlier?

Letting Agent Fees
Just been stung on my rent renewal.... £75+ VAT per tenant..... Apparently this is a cheapo fee... All I ever see in the paper is people moaning about the increasing fees and talk of regulations but is anything actually in the pipeline or should we expect the high fees to stay around for ages. I accept that a renewal fee…

Cheap temporary rented accommodation as a 'guardian'
I've just bumped into an employee of an organisation called AdHoc (http://adhoc.eu/great-britain/) which rents at low cost to vetted, employed people as 'guardians'; to secure temporarily empty property for landlords. Not for everyone, as some properties are scruffy or have short-term or limited tenure; but my local…

Big house or Small house
We are house-hunting and have found two houses we like in SE London. I need some advice… Option one is a 4 bedroom (130 m2) house, just 4 mins walk from the train station. Not small at all, but it also doesn't feel spacious. Option 2 is a huge 4 bed house (170 m2) but is in a less good areas and is 15 mins walk from the…

Building plot - help needed with what to offer.
I'm new to the forum:), and hoping that I can get some help re. what a building plot's value might be. I understand that it's normal to calculate backwards, starting from the value of the proposed house based on similar sold houses in the area. I've spoken to several estate agents and a surveyor, and the overall consensus…

Covenent broken and no landlord
Hi all, I think I already know the answer to this but would appreciate the views of others. From day one we have had problems with our house purchase (offer was accepted on 4th March), we are first time buyers and the house we put an offer in on was advertised as no chain. After a few weeks we were told the vendor had now…

Downsizing
Well I seriously have underestimated the amount of time and effort this would take. Paperwork alone has taken me 8 hours thus far to sort and shred and it's still not finished. The shredded paper is going to a local business to be used for packing material:T The loft is now in the house waiting to be sorted.…

We are FTB at the start or end of the chain depending on how you look at it, we made the first offer in the chain. Anyway its now up to 5 and complete as far as people have found what they are looking for…

Advise needed regarding lease covenant.
Hi there, Ok so I am literally days from exchanging contract, I know I am an idiot but I failed to read in detail the copy of the lease. This is the part that worries me a lot; The lessee shall not let or sub-let part only of the demised premises. So does this literally mean I cannot rent out the whole property or even…

Terminating a Tenancy Agreement early
A few years ago I had to endure a "neighbour from hell" for over a year. This experience has left me with an anxiety disorder that is triggered by excessive noise. A couple of months back I viewed a flat with a view to renting. My first reaction was that it was unsuitable as it was a ground floor flat and therefore could…

Annual Gas Safety Check
My son rents a house and has been sent reminder letters from British Gas that the annual gas safety check is due. He has organised for them to come on Friday and has taken a day off of work. He is a self employed joiner and so will loose a days pay. This doesn't seem right to me. Surely it is the landlords responsibility…

Questions around contracts and non payment of rent
Hi there... I'm hoping to find some advice on my current situation: I am currently renting direct from a private landlord. I moved to the property in a hurry to get away from a failed relationship I was in previously, so maybe was not as selective as I have been in the past with what I took and how legitimate the situation…
