FTB: Budget Advice
Hello, My boyfriend and I have just started looking at houses and we've got a rough idea of what we can afford but I was wondering if there are any websites I can look at to help estimate what our utilities bills would be? I also have no idea how much home insurance is so any advice on this would be grand! We're looking at…

2nd viewing tomorrow without seller there! Property seems too good to be true?
Hi all, I'm a first time buyer so this is all very scary yet exciting at the same time. Was shown a flat on Friday which is perfect (North London). I'm having a second (very detailed) viewing tomorrow but unless I spot something glaringly obvious I'll make an offer subject to satisfactory survey. However, a few things…

Rental - Retaining deposit, but excessive charges.
Hi there, a quick overview: - I rented a house from June 2011 until 5th April 2012. The property was on a 6 month tenancy agreement, but the last few months were on a rolling agreement with no new contract signed. - House was redecorated before we moved in, new carpets and painting only. - When moving out, the letting…

Landlady wants to bury dead dog in the garden
We received a call from our landlady yesterday. Her dog has died, and she wants to bury it in our back garden. It's a large dog (a big English sheepdog), and we have a relatively small garden. The grave would take up about a third of the total area of the garden. I keep the garden in quite a good condition; over the years…

Who pays stamp duty
I just got a quote from the solicitor said it's £800 +1% stamp duty I don't understand it. Do they mean the charges are 800+ 1% of stamp duty which means I have to pay an additional £2000 on a selling price of £200,000.00 property to hmrc? And a further 800+ 2000 to solicitor

Buyers!!!!
What is it with buyers? We are trying to sell a new build house and up to now the main reason for not making an offer is its location - surely they know that before they view? Anyway, today takes the biscuit. The agent had someone view that really liked the house with all its sustainable details but said that what they…

Hand over problems - private rental
My LL wants me to pop the keys through the letter box as I am no longer a tenant (31st August) as he says he has no time to do a hand over after inspecting property. Should I do it? He was at the property on Saturday showing someone round so obviously has time so what is he playing at?

Buying and selling houses??
We have seen a house we really like and have viewed it twice. We decided we wanted it so put an offer in. The Estate agent said we need to put our house on the market first, he said it was all just a 'fantasy' putting an offer in without having our house on the market. So we now have our house on the market and i have rang…

Pricing of property
How does the pricing of a property for sale work? 1) A big house on a big plot but not so well maintained and in need of some refurbishment (like new carpets and a new kitchen). Not so close to shops. 2) A smaller house on a slightly smaller plot but very well maintained and needing no refurbishment and also very close to…

Is it wise for a buyer to use the same solicitor as the seller?
In the process of buying a house. The seller has chosen the same solicitor as me. Spoke to the solicitor and he suggested I have a think about if I want to use them since it is not so common to have one solicitor represent both parties.....but they could do it if I wish. Would this present any problems. I have recently…

Selling house. When does solicitor release deposit to seller?
Pretty-much in the title. Most of the stuff on the internet deals with it from the buyer's perspective, so any help appreciated. My parents are selling their house (hopefully! - the exchange has been delayed a few weeks). After the buyer's solicitor transfers the deposit to the seller's solicitor, does the seller's…
