Renting - Wrongly advertised and no inventory...
Hello, I was wondering if I could get some advice. I have just started renting a new apartment. among my rental requirements were a parking space and that the building has a free gym. The apartment I finally chose had both of these things (and a swimming pool and sauna!), or so I thought. When I came to view the property I…

Landlady has breached contract, so can I withhold rent?
Hi I rent a one bedroom flat under an AST, but two months ago I moved into my girlfriend's property. I still have two months to go until my contract at the flat ends, so I'm still paying my rent, and I pop back every now and then to collect my property and make sure everything's ok. I hadn't told my landlady of my new…

When is it safe to order Virgin Media/Sky?
Hi Exchange contracts last Friday and am due to complete this Friday, no indication that's not going to happen. Should I wait until I move in before ordering broadband and satellite TV services, or is it safe to do so now? Is that the sort of thing people would sue for if the seller pulled out at this stage? Assuming I…

Deed of Covenant Charge
Hi, Spent a good deal of time trying to research this and not found too much information. In short I am buying a leasehold flat and have been advised I need to sigh a Deed of Covenant at a charge of £260? This seems extortionate to me but wondering what others thoughts are. I have not got a copy of the lease yet but don’t…

Simply Conveyancing
Hi, I was wondering if anyone has used this company to buy/sell their house? I'm buying my first house with my boyfriend and we were told to use them but I find them very difficult and rather unhelpful. I was wondering if it is just us or if other people feel the same? Thank you in advanced

Anyone buy another house and rent the other one (-ve equity)
I was wondering if anyone here had bought and moved into another house while in negative equity on their current house and rented it out (a so called 'reluctant landlord'). If so - how did you find it? Are you glad you did it or is the rented house a burden round your neck? I realise everyone's view will be subjective but…

Buying a flat when my daughter goes to Uni
My daughter will be going to Uni 2012 and I'm considering buying a flat/house for her to stay in. I may need to take out a small mortgage, therefore, I would need to let out a room to another student/s to cover the cost. I have no experience in being a landlord. Any advice appreciated.

End of tenancy carpet cleaning.
Hi, We are moving out of our house on Friday and the check out manual says 'Carpets to be professionally cleaned, using a rug doctor or similar is not acceptable' Well i know for a fact that the carpets weren't done professionally prior to us moving in as our neighbours are the previous tenants! They told me that they did…

Is there a website for this...
Is there a website telling you where the council or ex-council houses are? I don't want to buy one, just want to be as far away as possible from them.

BTL mortgage
Would i get a BTL mortgage on a £100k house, if i paid £20k deposit and showed rental income of £600 a month? And the bank wouldn't look at my income, as long as i had a really clean credit record? With rental at £600, who would pay the rates, me or the tenant? Thanks

Brondesbury Park, London, area advice
What is the area like for a young professional female? I know it's not far from reasonable areas but also not from less desirable ones and unfortunately it's not an area I'm familiar with! Oh, property is on Willesden Lane. Pros and cons please.

How long?
Myself & my boyfriend have recently bought our 1st house. :j Our offer was accepted on the 24th June 2011, and a few days later we paid our solicitor £250 to start the searches thinking we were getting ahead. Anyway, 2 weeks have now passed since & not hearing anything more from our solicitors I sent them an email the…

Buyer asking for price reduction after exchange
I put this on another thread yesterday, sorry if I'm breaking any rules, just anxious to get views. I have exchanged on my house sale and purchase with completion set for Sept 15th (my buyers request). The guy buying mine wrote directly to me on Saturday saying he'd just realised he was £20k short (on a £1m sale). Of…

Deposit Not Secured - and about to move out!

Buying house as investment
My husband and I are thinking of buying property as an investment for the future. He currently works I do not. If we let it out, the rent could potentially put us in the higher tax bracket. If the property was bought in my sole name would this make any difference? Any thoughts recommendations would be appreciated.

Buy new or hire a man & Van?
Hi, I hope this is the right place :) I'm starting a new fixed term contract job Monday, and travelling around 3 hours away by public transport to meet my new landlord for a bedsit with kitchenette I'm renting tomorrow. I'm initially staying in a smaller room in the property for a couple of weeks until the room I'm…

We have moved but letting agents want keys before tenancy is up
Hello, We have just bought a house, and have moved in over the weekend. We went back to the flat we were renting yesterday to deep clean it and allow some viewing for the letting agents. However after the viewings the letting agents asked if they could have a set of keys. Due to the notice period, our tenancy is not up for…

Free legal fees - simple question!
Apologies for the stupid question, but when a mortgage says "free legal fees", does this mean conveyancing on the property transaction between the buyer and seller, or just the legal work on the mortgage (ie I still need to employ a solicitor to handle the purchase)?
