The house has been rented out since my husband and I seperated, with half the mortgage being…

Procedure for return of DPS deposit?
This is the first time I have had tenants leave since deposits had to be protected, so would appreciate anyone's help on the following situation. Tenants have given their 1 month's notice but it's beneficial for both myself and the tenants to end the tenancy early. However, they need the deposit money back in order to rent…

Name on Land Registry
Hello sorry this is my first time so if my etiquette isn't right please forgive me. Basically I would be grateful for any advice on a situation i'm in. Our family home was bought in the late 60s but not paid for because as soon as my Father paid the deposit he unfortuantely passed away leaving my Mother severely…

Anyone Bypassed Estate Agents.
Hi saw a house to rent on the internet but it is through an estate agent and don't want to pay the £150.00 admin fees etc. Has anyone tried to contact the owners directly on here to bypass the estate agents altogether before or do you think i'm wasting my time. I was gonna write a letter and post it through the door and…

Disabled and can't find a house to rent!
Hi all First time poster looking for some help and advice! My partner is disabled and has been medically retired for 2 and a half years. After 6 months of trying to look after her, our autistic 10 year old daughter and our now 3 year son, I decided to give up work to be a full time carer (the pressure of my job as well as…

Drawing the line under nightmare lodger experience.
So, my troublesome lodger has gone. She flatly refused to give me her new address (claimed she couldn't remember it). She has left some of her possessions here (which I understand from reading another thread, that I have to store for her for 90 days). Letters are still arriving - latest is one from her pay-TV service which…

Buying from a private seller
Anyone got experience dealing with private sellers. There is a house for sale on a new build development and someone is selling theirs (only been in it 10 months). They have a genuine reason for selling (relocating) but the price seems a tad high. The development is half way through and new builds are still up for sale…

Roaming gang of Lithuanian squatters snatching our homes!
A gang of Lithuanian squatters are moving into people's homes and changing the locks while they are out. George Pope, 72, took his dogs for a walk and returned to find a family had moved in and changed the locks. And now it has emerged Angie Belalij, 37, also lost control of her home when illegal tenants allegedly moved in…

Why are estate agents unable to count to 3?
I would have thought its pretty simple. "I want details of three bedroom properties, in X Y Z price range and area." "Great, we have some of those, we'll send you out details." So why 24 hours later is my inbox full of 2 bedroom houses? Maybe this is why they have those specialised posh estate agents for handling rich…

Using a tenant-finding service - worth it?
I've always found tenants independently in the past and never had problems, just wondering if it is worth using an agent's service this time as they seem to think a higher rent is achievable (£100pcm more), which would offset their fee in about 4 months. I would still be self-managing. Any opinions?

FTB'r - what offer to make?
Hello, Long time reader 1st time poster. I'm buying my first property in a very particular part of West London. It's not the cheapest of areas but we like it and it has the right transport links etc for us. Now, quality stock in our price range doesn't come up very often (in this part of West London a 1 bed flat can go for…

Exchange of Contracts Question
Am I right to assume that if a completion date cannot be agreed, exchange of contracts will not take place? At the moment all of us in the chain have agreed a particular date but our buyer has now decided that he wants a much later date which we are not prepared to agree to. Any advice would be very much appreciated.

Exchange of Contracts Question - Urgent
When all parties are ready to exchange, do we all have to agree a completion date before exchange of contracts takes place? We're only a small chain and have all agreed a date for completion but our buyer who has been an absolute nightmare (and that's being polite) is demanding a later date which none of us want or will…
