2nd house, new mortgage LTV calculated off buy price or asking price?
Selling up, buying new house, is the LTV for a new mortgage based upon what I pay for the new house (i'm planning to offer £5k below asking price) or is it based on house as valued and the asking price? The £5k could be the difference between above or below 75% LTV.

Would any CGT relief be available to me?
I'd like to sell a rental flat and buy another rental in a better area. Although I lived in the property for 2 out of the 6 years owned the CGT bill would still be quite high. Is there any relief that would be available if any profit went from one rental straight into another thereby not avoiding CGT but just deferring it?…

Renting without permission from lender
OK so this is probably going to attract a lot of flaming - apologies if it stirs up some bad feelings amongst people on this board but I just want to know the facts. I am planning on renting my mortgaged house out in a few months' time as I am moving in with my girlfriend and her 2 children. I've written to my lender (GE…

Hi everyone! We have been renting a flat for just over 4 months on a 6 month tenancy agreement, which we were hoping to renew for a further 12 months. However, the owner of the flat is in arrears on his mortgage and as a result the property has fallen under the threat of repossession. The dispute has been going on for…

Damp/condensation problems
Looking for a bit of advice here. Tenants have recently moved out of my flat. It's in a bad way as I believe they've caused a significant amount of damage due to not airing it properly and running the electric heating in closed rooms to dry their clothes etc. I am now arranging to have an anti-fungal treatment done and the…

Rats-rented accom-is it a problem?
Odd title I know... we have rats (or squirrels) living in our loft space by the sound of it. We have a cat, and there's been no sign of them IN the flat. LL and I are both animal lovers, I would hate to see them killed (especially inhumanely by rat poison) but also realise that trapping and releasing them won't solve the…

I've spent a week or two looking and I'm not found the right place yet. I've found all the elements necessary and now I just need to wait for the right combination to come…

Can you claim an empty house
I remember reading about people who claim houses that have been stood empty for years. We used to live in a cottage that was pretty run down, we moved out 10 years ago this month. It has been empty since which is crazy if you saw the location and now it is semi-derelict. Is there any right to claim this house, buy it???

My bond is being held
 Help I have just vacated a rented property and I met the agent when handing it over. She mentioned that the cooker hob had not been polish and that a table (which was very wobbly) had been flat packed by myself. Property to Sell - Multiple Executors
Just a brief query concerning selling a property. If there are three executors of an estate, part of which is a property to be sold, where 2 of the 3 want to go one route and the other executor does not, is it simply a question of ‘the majority rule’ or does the one have the power of veto? I ask this as we have two ‘down…
