Renting out a flat
My mum is in her 60's and her work isn't as frequent and her pension goes on the mortgage. So she has converted upstairs into a one bedroomed flat, she wants someone to rent it as an income instead of working as she is getting older. What would be the best thing to do with the flat, who to let it out to etc? She thought of…

Hello, My friend wants to purchase a property in Basingstoke. He has been offered a property to buy but is not sure if he is getting a decent deal on the property. He has been told by his mortgage advisor that if the property was priced too high (property is worth less), the bank would not give a mortgage. is this correct?

Living in a bedsit - Experiences?
Right, heres my story. Been lurking in this part of the forum for a while. I'm a part time shop assistant/full time student who moved out of home last year. I moved into a shared house with strangers, and hated it because of the one girl who was a complete headcase. In a few weeks my lease is up. I was meant to be getting…

Tenants' money "still not safe" - BBC
http://news.bbc.co.uk/1/hi/programmes/moneybox/7393742.stm Didn't see this anywhere so thought I'd post up the link. "If a landlord does not sign up to a scheme, it is up to the tenant to take their landlord or agent to the county court, which has the powers to award a tenant three times their deposit. At least one tenant…

Well raise my rent!
Letter from the LL today saying as our existing contract expires on the 5th July he wants to raise the rent from £685pcm to £750pcm By my calculation that an 8.7% rise. Is it not the case that a LL cannot increase rent by more than 5% per annum? Or did I dream this somewhere?

Buying for cash and 'searches'.
I understand that if you buy for cash you do not have to necessarily have to have a search done, but it is obviously wise to do so. What I need to know is this: I intend buying for cash then at a later date, maybe 2 months down the line taking out a mortgage when I have improved the property. If I do a 'search' now will I…

2nd/3rd time buyers who can't afford to move
Our home is worth £140-150k if we're lucky. Although in a village location in Devon, it's in a grottier part of the village - and through no fault of our own, we've had problems with antisocial/noisy neighbours that have gone official which will affect the saleability of the house (have to declare all the details on the…

Multiple EA's?
I'm currently trying to sell my house and thinking of going with multiple estate agencies. The house has been on the market with one agent for 6 months and we are not tied in with them anymore. This is a local EA and I thought it may increase our chances of selling if we alsoadvertise with a more regional EA. Is it…

Hello, I am writing on behalf of someone whose letting agent won't return a deposit. This is despite the landlord going in and clearly telling the L/A that they are happy for the full deposit to be returned, in front of the tenant. The deposit was handed over before the new rules came in last year. What is the position of…

advice please
OK A group of students renting a house from a very successful landlord. By successful, I mean he owns lots of properties (about 200 I think) and lets most of them to students, so I think we can safely assume he knows the business very well. The house in question is being 'updated' which is good for the group of students as…
