Planning Permission Consent Not Adding-Up
I've just had my first pack of documentation from my solicitor and it's worrying me a bit. The house that I want to buy has an extension and a conservatory on the back of that. I've been given a copy of the planning consent for the extension, which seems to be in order and conformation that the conservatory doesn't need…

Conveyancing & solicitor costs when buying
Apologies if there is already a thread for this, but I can't find one. Can anyone give me a ballpark figure to allow for transaction costs on buying a one bedroom flat as a cash purchase? Need to build it into my calculations before deciding how high we can go on price. Would these costs be a percentage of purchase price,…

Council Tax Rebanding bill for house we sold last year
Hi there, Apologies if this isn't the right board for this....... We sold our house in Scotland last November and have just received a bill from the council due to them doing a rebanding exercise in the area. They have revalued properties as at Nov 2004 and our old house apparently has gone from group C to D. So, as we…

Costs of renting for a single person?
Hi all, Last week I took voluntary redundancy and as such I have a small amount of spare cash, but it's enough that will allow me to put down a deposit for a rental. I currently live in my mum's 3 bedroom house which she lets out to me and one other (the third person moved out a few months ago). I pay a peppercorn rent to…

Open house
Hi all, just wondering whether anyone has held an open day for viewing their property before? We are selling our house privately and have had a few viewings. 99 people have looked at our details on the internet and we have been in the local paper for the last 4 weeks. I am expecting a baby in 5 weeks so we are stepping…

Flat with a short lease.
Could I ask a few questions re Leasehold flats... 1 Would a Mortgage be obtainable for a flat with only 75 years remaining on it's lease? 2 If the property was worth (guesstimate) £90k with a 'long' lease, by how much would the shorter lease affect the price? 3 How expensive is it to extend the shorter lease, if the…

How to avoid time wasters?
Hi all Our house has been on the market for only 10 days, but of course had my first experience with time wasters already. Now I would like to ask for some hints and tips on how to keep this inconvenience to a minimum. The houses in our area are usually going for 130k - 140k, ours is up for 120k, because it could do with a…

BEWARE: Offers from Capital Funding - Scam
I wanted to share my recent experience with a nasty 'scam' I nearly got sucked into. It concerns a company called 'capital funding'. The situation is this: Due to an expanding family I moved out my city centre apartment about a year ago to rent a much bigger house - the plan being to sell at the top of the market, rent for…

Offer rejected
The house I put in an offer for was offers over £75,000 in the South West of Scotland, the price in the area is normally 8% - 10% (this can be achieved apparently) over the asking price. After a couple of lower offers a few days later I offered 8% (£81,000) and the seller (property developer) declined and said he wanted…

The property we are interested in is a 30's house that has never been updated; it is currently on…

how long did it take you?
Let's say we saw a house we liked and made an offer. Once that offer was accepted, when might we be looking at moving? Just wondering because my current approach is "not unless something wonderful comes up", something has come up but we have a small shortfall on the upfront cash front: so long as a purchase wasn't too…
