Found a buyer before instructing agents. Now what?
Through word of mouth I think I have found a buyer for my house before instructing agents. They have seen the house and are very interested. If they offer an acceptable amount, what do I need to do next? Do we just need to instruct solicitors? Would it make things easier if I went with the same firm they are using? Cheers

Realistically what are the odds of being Gazumped?
Does anyone have any inside knowledge of roughly how many buyers get gazumped? say out of every 10? Im really worried about it at the moment. We have put an offer in and if its accepted I plan to ask that the sellers take the property off the market. Can we still get gazumped after that?
