Coach House Insurance

Could anybody who owns a coach house or is knowledgeable on them give me some advice please?

We are in the process of purchasing a 1 bedroom coach house above 3 garages. We own the freehold of the whole property including 3 garages, but two are let out on a leasehold to the neighbouring properties.

Our solicitors tell us that we will be the landlords for the 2 garages that the neighbours use and will have to provide insurance for all 3 garages.

I am struggling to find an insurance provider for the house. Direct line do not insure coach houses. All of the comparison sites do not give an option for coach houses.

The advisor for Aviva said to do a quote for a normal terraced house and this would stand, but he didn't seem to understand the situation so I do not trust this.

What providers do people use? Any advice would be appreciated.

    That sounds like a nightmare! You have to insure the property but I'm guessing you don't get he rent?

    No, I've researched this and apparently it's the same for all coach houses although I had no idea.

    Apparently the neighbours are supposed to pay a portion of our home insurance (say 10%) but I can't find any in the first place! I've been checking other threads on here but they are all years old so just after a little advice. The people I'm buying from let out the property so they will have had landlords insurance so I can't really ask for their advice.

    Coach houses are becoming very popular though so insurance must be available.

    Not sure if this will help or not but we are in the process of selling our coach house and own the land beneath too, although it's a slightly different situation as there are no garages, just a drive-through. Our current buildings insurance is with Legal & General and I believe your advisor could be right - it is just noted as a terraced house. However how the garages would fit in I don't know I'm afraid.

    Thank you, I read on another thread that Legal & General were used. We're also doing life insurance with them so might be able to get a decent deal. Will give them a call.

    And just to add it is no more expensive than if it wasn't a coach house if that makes sense, we're currently researching the insurance on the house we're moving to and it's around the same monthly payment.

    I rent a modern coach house above two garages. One garage belongs to the coach house and one belongs to the neighbouring house.

    I did initially find it hard to get insurance but I found Legal and General do a specialist coach house policy. We have £50,000 of contents cover and pay approx. £13 a month.

    Hi, I'm in a near identical situation. I'm due to complete on my coach house this week and am now encountering the insurance difficulty!
    Who did you end up insuring with?

    Have you asked the current owners who they use for insurance or is it a new build?

    I have had a coach house for 10 years. I was told to insure as a semi detached house. I took my estate agents details to a broker so as they fully understand my building. Now I am selling and my buyers solicitors want to see my insurance schedule. I now beleive to be underinsured by doing this. I have found a comparison site on Google to specialise in coach houses. Axa was the top company on the search. My solicitor said my neighbours had to contribute 1/8th. I wrote letters myself and they came around with the money. It is not as complicated as it first sounds. There are not rent charges either. I don't want others reading this to be scared off by this. An earlier thread I read was written by someone without knowledge of coach houses and would have put the fear of God in me.
