Hi all,
Would appreciate any thoughts on the following....
We are leaseholders of two flats where the freeholder appointed a managing agent to run the building. We took over the management of the building via Right to Manage as the fees the agent was charging were crazy.
We're now trying to settle our final account with the managing agent and they are being very sneaky / we feel they are trying to withhold money unfairly. In particular:
- they charged us £300 for maintenance and repairs, and carried out NO work at all, but instead of refunding us this £300 (under the right to manage rules) they are trying to deduct money as they undercharged us (apparently) for other aspects of the service charge bill. Surely they cannot do this - if their initial invoice for us detailed each item and £300 was for maintenance, then they shoudl refund the whole amount as no work was done?
- the amount we were charged was £950 each, yet they increased the amount (without telling us or giving any explanation) by £20 each which they are deducting from the maintenance refund they owe us. Again, surely they cannot just increase the amount we owe without telling us in advance?
- they sent us an insurance policy (without consulting with us) which was factored into the initial invoice, but then charged us an additional £10 each again with no documentation or explanation as apparently they undercharged us. Again, how can they do this?
if anyone has any experience dealing with sneaky managing agents we would really appreciate your thoughts.
