    35% discount to what? Prices are only ever decided once a sale completes. It's not unusual for chancers to ask for silly amounts they'll never achieve. Anyone buying a house in a normal market knows an agent has lots of stock that will never shift, and new instructions that will sell in under a week.

    Apologies more details
    Flat was on for £1 million. Now down to 650

    It is slightly unusual in that it's two bed but it's the size of 3/4 beds it just has very large rooms.
    It also has train noise

    Sorry to annoy I presume it was just overpriced to start with

    What's the price per square foot, and how does that compare with other properties? That's a starting point. You can then adjust for noise, and the fact it's only two beds etc.

    If it's a flat near the top of The Shard, it's dirt cheap, buy it.

    If it's a flat in the ruins of Grenfell, it's overpriced, don't go near.

    The fact that it has been reduced from it's former asking price is irrelevant.

    Around the area it's generally 800+
