    Plans with building regs/calcs can be done for £700, plus about £50 for site survey and will be provided on a pdf. If you change details on plans it will be a bit extra. This price is offered done by one man operations who are freelance.

    If you go to larger co's they will charge £3k+ plus VAT.

    I am looking for an inexpensive engineer to visit/do calculations on a load bearing ceiling which I wish to cut in to.
    I want to cut a hole in a concrete floor. I already have the specialist to cut it. But he can't cut the floor until an engineer has calculated the size for the RSJ - according to the weight of the above 2 floors.
    It is a temporary job so I don't want to pay a fortune now. Based in central London.
    Thanks for any assistance in finding someone.

    We had similar done with a slightly larger extension (4x5m) and we used the engineer that our architect recommended, I think it cost around £400+vat. From memory he did the calcs for foundations (2m deep thanks to some big trees), roof structure, RSJ over new large window, widening existing opening from the house into the extension and new RSJ.

    We live in Sussex but the engineer was based in London.

    Unless there is something very odd about your extension then I think that price is crazy.

    It might be that you've gone in at the wrong level for the work that you need doing?

    We used an architectural designer based in Barnet (although we're in a neighbouring borough) and have just paid c£2,800 for the whole design process (excl. the planning app fee), including the services of a structural engineer who came in at the end, when the measurements had been taken by the designer and the final plans drawn up.

    We're having a single storey rear extension going out 4m.

    Fee break-down in case it's helpful:
    Architectural fee for full measured survey: £400
    " " for scheme design (with visit to explain the options, then changes to the one we liked, then tweaks to make it perfect!): £500
    Reimbursement of structural engineers fees: £540
    Structural coordination, production of detailed design drawings and submission of BRA: £1,100

    They also did our neighbourhood consultation application for permitted development (£250) and will do our Thames Water buildover stuff when we've got the BRA application accepted (£200 for them and £299 to TW).

    The guy we used was recommended by the initial builders that quoted us (who are known to us) and he provided a detailed quote before doing any work, which matched the final charges (always good!). We had to chase them a bit for the final drawings, but I don't think that's uncommon with these things.
