Estate agents advice urgently please

my agent is s****e but we are only 3 weeks into a 12 week lock in.

I would like an honest opinion as to how effective my suggestion might be.

We are thinking of a headline banner on rightmove etc saying reduced by £10,000 for August completion
plus extras new dishwasher,newfridge etc

we are very very desperate to sell due to buying property abroad which we dont want to lose

the market has gound to a halt in this area (county durham) particularly as it is a wash with new build with builders giving very generous incentives.
Our £10K drop would make our offer far more generous than the builders and ours is a new build with 9.5 years NHBC onlly bought FEb this year and on an exceptional plot compared to all the other 4 bed detached around

we have had not a sniff and no viewings, 3 weeks isnt long however dont wish to sit here for months at the price we are on for and end up reducing anyway

    It's almost impossible to compete against builders, especially if they are still very much in force :o.

    You need to price yourself very keenly against them (ie. considerably cheaper) and you need your house looking like a show home. No two ways about it.

    Dropping £10,000 doesn't mean anything to me unless it's in context - ie. how much the builder is selling identical houses for, how much you are selling for.

    It's unlikely to be your agent's fault, tbh. Showhomes are very seductive and people who want new houses want NEW houses.

    it is hell mate it is.

    I hate to say this but a 8 week completion is potentially really pushing it, the average is 12 afaik.

    What would happen if the buyer couldnt complete ( for the want of trying) until September or October? Would you try to charge them 10k more? It seems like a recipe for disaster having such conditions. I tihnk many people ( ie me for one!) wouldnt be interestied in the deal as its potentially so unworkable.

    By all means if you want to reduce then do so, but I wouldnt think that the conditions would make it more attractive, if anything it might make it less attractive.

    the other thing to bear in mind that a 4 bed detached isnt exactly FTB territory, and anyone who wanted to buy it is likely to be in a chain- making an august completion very optimistic to say the least.

    Yeah I was around.

    I liked the guy I did. He spoke a lot of sense and helped a lot of people.
