DIY house selling

I am wanting to put my house on the market but am not impressed with local agents having used one as a rental agent where I have paid money for nothing. Has anyone any advice or experience of doing it yourself via websites etc

See recent thread entitled "Selling without an estate agent - any recent experiences? " and others

MSE members don't seem to have been too successful with self-sales.

Ask yourself - who sells the majority of houses in your area? Are there any that you've seen selling through housenetwork, littlehousecompany, etc?

If there's no evidence of anyone selling through them, and by implication, no buyers looking at these sites as a result..... then why would you want to place your internet listing there?

Go where the buyers will be looking - depending on where you are, that may be Rightmove, it may be the local agents' sites or a local portal - but once you establish where most of the houses for sale in your area are listed and sold, that's the place to be.......

As their pricing is so keen, in preparation for selling I kept an eye on Housenetwork’s customers for a few miles around. They typically went SSTC just as quickly as the High Street agents offering local property around me.

With your property appearing on eleven main portal listings (Rightmove, Primelocation, Findaproperty, Globrix, Propertyfinder etc) I don’t think you can lump them in with the ‘non-portal’ type of websites. I’m guessing their portal presence comes with their NAEA (National Association of Estate Agents) status.

I’m extremely pleased with Housenetwork. They’re getting me quality viewers on a regular basis. You can’t ask more in the current climate.

Even in the best of selling times I wouldn’t have gone with a ‘one website’ company.

Thanks for this - I've since read a lot positive about house network following reading this so have decided to go with them. The current agent is handles my tenancy could not even reply to my email whereas house network responded with phone call almost immediately and answered all my questions

I’m pleased to hear that you had a good response from them.

I get cheerful people phoning me with viewing appointments. They sound genuinely excited that they’re progressing the potential sale.

Compare that to the Virgin Media call centre operators who sound like their next call will be to the Samaritans. I hate phoning them, and they never ever resolve the problem.

Good luck with your sale! :)

sorry to crash this thread, I just wondered if not_loaded could tell me a bit more about using housenetwork?

in particular, do you find that there is any difference between the sort of viewers you get and their attitude, versus the viewers you might get through a standard EA? in other words, do you get more timewasters/people who make a silly offer.

I have considered using housenetwork but wonder if buyers might not regard the property/seller as seriously as if there was a regular EA.

I think the viewers are well motivated (maybe better motivated) as they’ve already seen an excellent presentation of the house on Rightmove etc.

With Housenetwork you do your own viewings, but we’re only too happy to do that rather than have the spotty teenager muttering about the nearest off-licence and forgetting the flagship school four minutes away.

In eight weeks we’ve had ten viewers with two viewers progressing straight to second viewings and offers, so we’re not quite at SSTC yet. Who knows?

Well we have no onward chain and make it very clear to viewers that we’re very serious sellers, ready to move, and can be flexible to their needs on contract dates.

We had one viewer enquiring about Housenetwork, along the lines of how much do they charge, etc. They were a bit hacked off to discover how little it was compared to their high street guy. Hope this helps. :)

I'm in the same situation - I'm happy to do the viewings - after all who knows more about the property and the area than me and I have no onward chain either . I was telephoned today to make arrangements for all my photos etc with an apology that someone had not got back to me sooner as they are so busy so it would seem to be that quite a few people are getting a little tired of the high charges of high street agents

    I'll report progress

We found them very quick and efficient.

After the visit your draft site is created fairly promptly. You have the opportunity to correct any errors. Ours had a few like ‘laminate flooring’ instead of ‘wood flooring’. We submitted the changes via the site, and everything was done two hours later. Very pleased!

Our guy took brilliant photos too. I’m sure you’ll be happy.

Once you approve the draft site it goes live, and creeps through to the many portal sites in approximately 48hrs.

Either that or whoever you've been talking to doesn't have enough staff to man the phones .....

Did you draft the narrative for your property - I thought I would write down things that came to mind to try and give as much info as possible before the guy comes on monday to do the photos because I'm bound to forget a lot of things that people need to know

With the slow improvement in the mortgage market etc hopefully we'll both sell from house network!
