  • What the article doesn't say is that the recent house prices are not on the sites that have been mentioned.

    I bought my house 3 months ago and still don't see the purchase appearing on any of the sites. Mouse prices has even said that the value of my home has gone up £30K in that time! Plus we paid £20K less than the value that mouseprices had at our time of purchase.

    I don't believe these sites are working on current data, they are always more than 3 months behind so the picutre i'm getting is of increasing house prices rather than levelling off or decreasing. Surely when the recent data gets added to the site i'll see a sharp decline in my houses' worth even though nothing will have changed in the area. A decline of over 50K (which i'm expecting) will have come about solely from these 1/2 purchases being added to the figures, despite the fact we got a good deal compared to asking prices at the time.

    Agreed. Nothing on Zoopla for my area in the last year. One of the other sites listed sales up to May this year, but I know for a fact that two houses right opposite me have sold in the last two months.

    Where do they get there info from?

    I'm planning on buying a house (new build) and I thought I was getting a good deal but looking at Houseprices.com I see that other people have gotten theirs cheaper. How real are the prices shown here? I have tried to haggle and they won't go down any further for me. Since it was the last house on the site I didn't get to pick it so I don't think I should pay more. Any advice is greatly appreciated!

    The prices shown are those that were really paid when the house sold, so they are accurate in that respect.

    Perhaps you should mention to your developer that you saw the prices paid by other owners and would like a reduction? They'll probably tell you a load of piffle about theirs being a cash buy, or a special offer, or a stock plot or something along those lines, but if you yourself are in an ideal position and yours was a stock plot etc. then they'll have nowhere to hide! :)

    All these sites get their data from Land Registry (E&W) or Registers of Scotland data, which is sent to them electronically on a weekly, mthly or other periodic basis.

    The registry data relies on the selling solicitor providing a proper return recording the sale. If the sol fails to do this, it won't get recorded. If the data supplied has a detail wrong (wrong house number, one digit out in postcode?) then it'll get misplaced. If these sites receive the data and some error in their site software misplaces it, that'll lead to errors too.

    I'm not sure what checks or safeguards are in place. If you report an error to nethouseprice or zoopla, there's usually as standard e-mail comes back saying that they rely on the registry data, and essentially, it's not their fault if it's wrong.

    Just followed the link to the Houseprices site, entered my postcode and got a list of seven houses opposite me which have been sold since 2000. These are all in one terrace, but 6 of the 7 are listed as "semi"!
    Surely the Land Registry would have more accurate information?
  • At Nethouseprices we receive hundreds of reported data errors each week. We respond with a Land Registry statement which includes the Land Registry's contact details giving you the option of either providing further details so that we can raise an investigation record for the Land Registry to action or alternatively you can contacted them directly if preferred, we have no problem in contacting the Land Registry on your behalf.
