Advice on what to do?! Landlord court date for mortgage arrears

Hi. I previously posted requesting help on what to do because I'd accidently opened a letter addressed to my LL, and found she was in arrears (and she is abroad 'travelling'). Well, a letter from the court has come for not paying the mortgage, she owes over £3000. I dont know what to do, as I understand me and my young family could become homeless, and I've been told to seek legal advice. However, I cannot get an appointment at the CAB for nearly 3 weeks. Is there any other free legal advice I can get elsewhere, or should I take my problem to my council? Any help would be brilliant. Thanks, in advance.

If the house is repossessed for mortgage arrears, you could find that the bank will try and evict you quite quickly. I think you should get in touch with Shelter and your local authority's housing department asap0

Shelter's website has a section for tenants whose rental property is being repossessed by the lender. They have email and phone support, plus local offices.0

Try Shelter or the Tenancy Relations Officer at your local authority. If there is a court hearing specified then attend and tell them you are the tenant who needs time to arrange moving, ignore anyone who says you can't go.

I visited the local housing department today and have been told that they would contact the landlady. They told me to look for another privately rented property (I got a leaflet about a bond guarantee scheme, they pay up to £500 off deposit). However, the properties to rent in my area are above that and my current letting agents will not release my current deposit till 10days after we've left. I also dont want to potentially, move to a new house with the possibility of something similar happening. I've lost trust in landlords completely. I've rented 3 houses now, current LL mortgage arrears, previous LL did own repairs v.badly bodging them up(he even tried to fit double glazing windows by himself),previous LL to that, made excuses about not getting repairs done. Do you think I wont be offered anything by the council till we're actually made homeless?! Please, anything of help would be great, im starting to lose patience with the apparent lack of help from my letting agents and now the council.0

No better ideas, sorry, but good luck.
What an awful situation to be in.0 -
Some areas have a huge long waiting list for council houses, so you could end up in a Bed and Breakfast if you do find yourself evicted without having found alternative accommodation.
Have you phoned up the mortgage lender to let them know you live there?
Not all private LLs are bad. Could you not borrow the money from someone for the rest of the deposit, then pay it back when you get yours back 10 days later?
When finding another private rental, ask to see evidence that the LL has permission from their mortgage lender to rent it out.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -

I have spoke to the mortgage lenders, I explained my situation. I then spoke the court, i have sent the original letter back along with a letter of my situation.
I know not all LLs are bad, but I've lost faith because of my previous ones. Would they really put a family of 4 into a B&B?0
