Another case of everyone wants something for nothing. :rolleyes:
As Pasturesnew said, they took this a profit making oppurtunity, not to offer cheap housing for paupers like me. If they haven't done their sums properly, or their product is crap that no-one wants to rent it then tough. It's no different to any other business.

I think the government should change the law so that if you are behind on rent you can be turfed out on the street with your family.
Then these landlords struggling with rent arrears can get decent tenants who can afford to pay for the rent.
I must pay my mortgage why should tenants think a free roof over their heads is a right ?

Banks are to be more leniant with reposessions. Golden Brown has asked banks to pass on the cut. You're getting help with your mortgage, why can't tenants get help with their rent? Pillock. :rolleyes:0 -
I'm not a landlord, but I do feel sorry for landlords, whether they have just 1 property, or 100s, who are at risk of losing their property because a tenant doesn't pay their rent.
The eviction process is rubbish, as you can only start the process with 2 months of arrears, and then if they chose not to move out, it requires bailiffs, which could prolong the experience another month, meaning that the landlord could now be 3 months without rent.
It shouldn't be seen as taxpayers bailing landlords out; it's taxpayers bailing tenants out, and then the government should then chase the tenant for the excess rent for the rest of their lives, or until the debt is paid. i.e. when the tenant finds a job again, they pay back the money they owe. That way, the tenant isn't kicked out, and the landlord doesn't risk being reposessed.Should've = Should HAVE (not 'of')

A large proportion of them who jumped on to the band wagon in the last 5 years don't understand that what they have is a business, and this business they have is highly regulated.
If they did they would have done more research into the market for their business and therefore taken into consideration what they would do if the tenants misbehave by destroying the property and/or not paying rent, if letting agents take the rent owed to them, they have a long void, interest rates go up and changing government legislation.I'm not cynical I'm realistic

I feel extremely sorry for the people who, having lost faith in investing in a pension fund, bought to let as an investment for their old age and may end up losing out now.0

BTL owners should not expect to be bailed out any more than if they had put money in stocks and shares instead. It's a business. Make your decisions and live with it.0

It's wrong to classify all landlords under the same label, just like you wouldn't classify all tenants under one label. You get good and bad tenants and landlords.
Business or not, it's a fair assumption that a tenant should pay their rent. That comes as part of the research.
As for tenants trashing property, that's just disgusting. Never in my 10 years of renting did I trash a landlord's property, and under no circumstances should that ever be acceptable!

True, a tenant should pay their rent and I have no problem with that whatsoever. However, my research would tell me that in a downturn, let alone a recession, let alone a deep and prolonged recession, it would be likely that some, if not many tenants, would default at some stage in their contract.As for tenants trashing property, that's just disgusting. But, it is! As stated above, in the type of market that we have today, and, IMHO, which is likely to last for at least the next 2-3 years, you will get a whole load of people defaulting on all forms of contract, including rentals.The only landlords I have no sympathy for are those who treat their tenants like sh*t.
