Roofing repair

Hey all,

Just had someone round to do a quote for repair work on our leaking roof.

He has quoted £280 for :-

*Stripping the tiles and felt from the front ( not sure on the length, he said 1 metre but has put 6 metre length on the quote :confused: )
*Replacing the felt at the front with high performance underlay
*Replacing inch timber battings
*Fixing tiles back along eve
*Rake out & repoint 1 metre on gable end
*Renew any broken tiles on roof

This seems very reasonable to me, just after someone elses opinion please ( I've never had anyone out to do work on the house before now! )

    i have literally just put the phone down from the guy that came to look at it this morning!

    £280 sounds quite reasonable but its worth getting a couple of others round to have a look and hope they agree on what needs done.

    I'm currently trying to get some work done on our roof/chimneys. We've had 3 folk round and got 3 completely different stories about what needs done.

    Get more quotes, it may not be due to different areas just different roofers.
    I couldn't believe when I got 3 quotes for some plastering and they came in at 300, 450 and 570! what a difference for the same work. The 570 guy turned up in a BMW, now I know why! Also same on roof windows I had installed, 600 vs 850, so all in all I saved 470 (I gave the 300 guy 50 quid extra because of a good job which took longer than he expected) just by asking for a few quotes.
  • I did just that and someone came to fix it yesterday,:beer: thank god as it has not stopped raining and the water was pouring down the bedroom wall.:eek:

    Bargain price of £140!

    I couldnt believe the difference in 3 quotes it just goes to show you do need to shop around.

    He did an excellent job too, you wouldnt know he had even been in the garden so my dh gave him a good tip.

    Now i can afford a plasterer and a builder with my savings.

    We've got water coming in round our chimneys, and I've had 3 quotes to fix the problem.

    Quote 1 - £350
    Quote 2 - £2000
    Qutoe 3 - £6000!

    They have all said different things need done. I suspect the last guy didn't want the job.....

    If you have water coming in around chimney, you may be able to see if this is the case by looking at the chimney breast ans surrounding areas in your loft space. I'd say £2000 is rather excessive. £350 I imagine covers scaffold/access, half to one day's labour and repointing?

    Thats how I found out there was a leak. I phoned each of the roofers and explained I had water coming in around the chimneys :)

    The chimneys are rendered which does add to the work.

    One of the chimenys is redundant and the second one will be when we remove the baxi back boiler which currently uses it. I'm getting tempted to get some scaffolding and get up there and take at least one of them down myself. there is small hipped section behind the chimneys which I reckon will have enough slates to cover the hole left when the chimney (and hipped roof section) is removed althuogh I'd probably get a roofer to do that part.

    I've got a bigger problem at the moment which is damp in the bedroom wall which I suspect is coming from the cast iron guttering but need to investigate further.

    If you have damp on the wall, as long as its a recent event, and not black with mould etc, it should be a valid claim on your insurance, but the initial problem (i.e., the gutter or whatever it may be) probably won't be.

    If you do claim on the house insurance, consider the excess + future premiums against cost of work to be done.

    Leaks from chimney could also be lead/fibreglass flashing that needs replacing.....

    My advice would be to call your local roofing supplies company and ask them to recommend one of their customers.

    I used to work in roofing merchant and we only gave out details on good long established customers of ours ie not cowboys with 0800 numbers and no address..
