Lots of viewings, no offers...what now?

Hi All,
I did post this on another similar thread but thought I'd make my own if that's ok?
My house has been on the market since end of Oct, and I've had 2-3 viewings every week but no offers. Well, we did get an offer, which was increased the next day and was almost going to be a done deal at a price we would have accepted, but the buyers re-assessed their figures and realised they couldn't even afford their initial offer to us. Cry!
The house is a 3 bed semi, in pretty good condition as we redecorated the whole house (new carpets/paint, wooden flooring, combi-boiler) in June last year. We also 3 weeks ago fenced up the garden to enclose it all, as we have a massive garden.
The BIGGEST downside is that in Oct last year the council slapped double yellow lines on the road outside, and we're on a hill, so it's limited parking space everywhere. Bummer. After several people came to view, asking the same q, where do you park, we asked the agents to tell people upfront that parking is limited, to avoid time-wasting. Surprisingly, viewings haven't really dropped. We've actually had almost 50 up to now.
The house is on at £200k, £5k more than I paid for it 2 years ago, but with approx £10k more added value in refurbs since we bought it. In my opinion the agents are doing a fair bit of legwork for my house (and I have already dropped the price down frome £210k to promote a quick sale when I found a house I wanted to buy...which I subsequently lost).
I don't really want to drop the price much further as it will be difficult to buy the next house, but are there any other suggestions? Should I leave the current EA and go with another, try selling it privately etc etc? In comparison to other houses on the market it's reasonably priced, as there are many semi's on without parking, and in worse condition, and smaller overall plot size? I have also thought of going multi-agency as another EA is gagging for my business.
Am so disheartened as after practically every viewing it's the same - loved the house, but didn't like the a) lack of parking b) area (sometimes...it's on a hill).

If you had a house with on street parking and now it has none then I would say that the price has now gone down.
Are they proper yellows or just painted ones without the proper legal notices applied to them? (You'd be suprised to know that sometimes the council just paints them and they are not legit.)0 -
Could you make a driveway if it's such a sticking point? If you've got a big garden maybe it would be worth sectioning a bit off for parking, or paving front garden over (if you are allowed). There must be something else that's putting people off though, 50 viewings and all those people care so desperately about parking? Hmmmm! Thanks for your comments everyone - the lines were painted in Oct, but no notices have been put up to enforce them, to my knowledge, which is why I'm fighting to get part of them removed, to create about 5-6 spaces, which is about the amount of cars that used to park before they painted the lines.0 -

My house is very high up and back from the main road, and a whole bank section would have to be dug out/retaining walls etc put in, to get the crossover from the road to my house/garden. It would cost at least £5-6k and that's doing it on the cheap, if it even were physically possible to get a crossover to go up and over that high, so it's very difficult to do, not to mention cost.
It is possible that it could be partly due to the price, but i did ask my EA and he told me the fact that people are viewing means the price is ok, but just not biting, not even silly offers, so it's more than just the price not being right. In comparison to other 3 bed semis with on-street parking, we are actually about £10k cheaper, but with a bigger garden than most.0 -
5k sounds cheap when you consider that it could result in you sellign your house. to be honest, we could not consider somewhere without parking and a lot of people are going to be the same, where WILL people park??
continue to lobby the council, and get going with making the front garden a drive for part of it, even if the council wont lower the kerb (which you have to pay for anyway)

Hi, I've mentioned about the price in previous post, but it's kind of a catch-22 situation. I need a large deposit for my next house, and have deposit tied in this house. If I was to knock the price down by another say £10k I'd prefer it to be as OIEO £190k. If it doesn't sell at this sort of price, I would probably be better off finding the deposit from somewhere else and putting this up on rent or something. Sooo confused :S0 -

I promise you if it was relatively easy and close to £5k I would've done it..it's really difficult to explain until perhaps I show you pics of my house, and it's position in relation to the road...can I pm you the links?0 -
