    How does that make you different from people who use this forum in exactly the same way as you? You're not the same as Hamish to be fair, as I think he's a lot more intelligent than you. But I think you're very, very similar to Sibley. On the surface you look different, but you could really be the same person.

    But you also think its super insightful to point out that posters on the forum have a tendency to be polarised on either side of the debate. Which does rather negate the credibility of your opinions.


    I'm going to guess you're one of those "content to be bearish when house prices are rising and bullish when house prices are falling posse".

    No, it's different than that. I've said many times before that there is a significant few on this website who don't have movable opinions on the housing market in the way that someone normal does. You and Brit will always, always, always talk down the market. You would never, ever dream of posting an article on here that was positive about the market. Admit it. You wouldn't, would you? You, Brit and the like are physically incapable of ever even admiting that house prices could possibly go up. You have a mind, or at least an attitute, to always see the worst in every factor about the housing market.

    Don't worry about it, Sibley, Rinoa etc. will always do the mirror opposite to you. So in that way, you're exactly the same type of person. It's quite uncanny really.

    Erm, yes then. Guilty as charged. It is possible to be any other way? I mean in the normal world, not the MSE forum world for the dozen or so people who 'pick a side' and stick to it for the rest of their lives. For example, you and Brit aren't bearish about house prices. I don't think for a minute either of you would ever consider the facts in front of you and change your mind based on them. You've picked a 'side' and you're sticking to it. Same as Sibey.

    Why should I be compelled to move or reconsider my position when my position has largely been validated by events.

    I'll say it again. The fact that you've understood positions are polarised is deeply uninteresting.

    But thanks for unearthing the universe shattering fact that bears tend to post bearish articles and bulls tend to post bullish articles.

    No, I'm basically telling you that this form of fence sitting is a very popular stance post 2008. When lots of posters suddenly realised that, y'know, they might just look a bit stoopid claiming house prices could never fall as they were in fact falling.

    I was bearish about the market because I say signs that it would fall. I continue to be bearish about the market because I see signs that it will continue to fall.

    Though apparently this is an entrenched position.
    In the same way that the bullish position that house prices would never fall is an entrenched position.
    Despite the fact that, y'know, they fell. :rotfl::rotfl::rotfl:

    Is it possible to be any other way? Well, er yes.
    Rather than being a weathervane, you take a position based on an objective assesment of the evidence, and they you wait to see if that assesment bears out.

    Not sure why this is a difficult concept to grasp.

    Have to say, the jurys still out on what my opinion will be "for the rest of my life".

    Yet bringing things full circle, in one critical and key way (though there are in fact others) I'm clearly not the same as Simpley.
    Because house prices crashed. And its highly likely that the falls will continue. Sorry to break it to you.

    Interesting stats below, largely pointing to stagnation in my opinion.
    Interesting to see the step change from Feb 2011, Feb 2010 and if you recall Feb 2009.

    Many of us thought prices would not dip below the Feb 2009 levels and it certainly appears to be panning out that way.
