Sell flat without updated deeds?

I changed the layout of my freehold flat internally and also the lease needed extending so I employed lawyers to carry out the paperwork and register it with the Land Registry.

I have just found out they have only just submitted it to the Land Registry and they are backlogged with a 3-4 month timescale for producing the new extended lease.

Problem is I have sold my flat and in the process of exchange without the revised deeds.

Will the sale be effected or will the old records at the Land Registry suffice?

    Depends on the buyer and their conveyancer.


    You can ask your conveyancer to expedite the matter wih the LR as there is a related sale

    It will be a decision made by your buyer's solicitor but generally speaking they won't exchange without the updated Land Registry deeds, although it is possible for it to be expedited at Land Registry due to the impending sale.
