Plumber or drainage expert?

[FONT="]My waste pipe from the kitchen sink u bend is going into a drain outside which seems to be overflowing causing a water mark on the wall. Separately the pipe above the drain doesn't fit securely into the down pipe going into the drain. [/FONT]

[FONT="]Under my sink the u bend is dripping.[/FONT]
[FONT="] [/FONT]
[FONT="]Water can flow freely out of my sink, the sink isn't 'blocked'.[/FONT]

[FONT="]Do I need a plumber or drainage expert?[/FONT]

Drain probably needs jetwashing or the like. You could CCTV them to be sure that they are in good condition. You need drainage people for that.
Your leaky U-bend you should be able to tighten yourself. Arguably you could sort the area that doesn't look attached properly yourself too. There's nothing complicatd about drainage. Take a picture of it and a plumber's merchant would sell you the right bits if you need some. Otherwise it's a job for a little odd job guy. No point paying a plumber's fee for something so simple.Everything that is supposed to be in heaven is already here on earth.

You could reduce your costs by hiring some drain rods, or getting a pressure washer and gently, repeat gently, cleaning the drain. I have used hosepipes to clean drains so water pressure needs to be controlled. Pick the most practical person out of the nine flat dwellers to take all this on.
Drains are simple things - a pipe that flows under gravity. The blockage is likely to be food waste, or fat, or nappies - you get the idea but all this is soft and easy to shift.0 -
As above, this is probably a DIY job. I'd start by pushing an old bit of hose down the drain or removing the cover and going in by hand. There is likely to be a trap that is silted up. If that is clear, then move on to hose down the drain itself and with it attached to a tap, gently wash it out, increasing the pressure as required. If that doesn't work, move onto rods etc. Last resort would be drain company, with the risk that they run straight to the most expensive solutions, regardless of need.0

In which case it's not just your responsibility, but that of 8 others too.
If you get messing with it, there's bound to be a) someone saying "you don't want to do it that way" and/or b) someone blaming you for making it worse!

Plus there is a risk they will damage the drainage, either through ignorance, or through hoping to gain future work doing repairs.
There are cowboys out there operating pressure washing jets who turn up and switch the pressure to maximum - indeed many probably have the jets set to maximum as standard. Not good on modern plastic pipes, nor good on old and delicate drains. Do they care? Do they ----!0 -
Is the outside drain a gully with a plastic/metal grill cover on it? If so take it of, put on a rubber glove and stick your hand down in there to check the U bend in the gully is clear, at this time of year gullies will start to clog up with leaves and if the gully has never been cleaned out it will clog up very quickly with just a few leaves getting in there.Norn Iron Club member No 3530
