Hi All,
My wife & I Rent we keep our lawnmower in the garden shed over the weekend i went to mo our lawn but the electric hover mower was not working due to water damaged caused by the shed roof no longer having the felt on it due to the weather. Who is responsible for the repair or cost of replacing mower? Me? or landlord?

The letting agent MD Properties Ltd say its

"Im afraid in law the landlord is not responsible for repair or replacement"

Is this true or false, can someone help.
Thanks in advance
Leigh

The landlord is responsible for maintaining the structure of the property. I doubt if this includes a garden shed.

If it did include the garden shed, damage to a tenant's property resulting from a failure to maintain would probably only be the LL's liability if it could be shown he had acted negligently - eg you had written to inform him of the defect, and he had failed to rectify it.

Had you informed the LL of the problem with the shed roof?

Is the mower not covered by your insurance?
