FTB advice - Environmental Protection/Chancel Check

Hi everyone,

I was looking for some advice if possible. I am a FTB and in the process of buying a property - I've just had the following sent to me.

Environmental Protection Legislation:
Environment Search only: £55
Land Insurance only: £50
Both: £83
Require none of the above: £0

What do most people have done? What is the search going to find exactly when so many people live in this area? Or have I got the wrong idea?

Also got asked whether to get a Chancel Check Report which is only £24.

Has anyone ever been tripped up by any of these?

Any advice would be much appreciated. I'd probably go for the lot to cover the bases, it's not too much money considering what is going to be spent shortly and for the next 30+ years.

    An environmental report normally covers contaminated land, flooding, radon gas, ground stability, overhead power lines/mobile phone masts, proposed wind/solar farms etc. I'm not sure what "land insurance" would cover you for.

    Chancel liability is one of those annoying things which hasn't quite gone away yet so if the property hasn't been sold since October 2013 and there is a church locally a search may be advisable to be on the safe side (though sometimes just getting indemnity insurance with no search is cheaper).

    Your conveyancer should be explaining what all the searches are and which (if any) are likely to be required in your particular case, not just giving you a list of names and asking you to pick with no further explanation. Ask them to explain further, make them earn the fees you're paying them.

    with the Chancel search for £24 skip that and just take out the Chancel insurance as will be about the same price as the search cost is anyway.

    We recently moved very close to a 700 year old Church and did just that...
