Have you read the property book '3+1 Plan"?

Hi Folks
Has anybody read the property book '3+1 Plan" by Brett Alegre-Wood?, which is supposed to be a number 1 Amazon best seller?
In it he states the idea to buy a new build or an off plan property to let out to tenants. He goes on to say the reason being the low amount of deposit required, the significant discount which builders sometimes offer in order to get some cash flow, and you won't be stuck in a property buy/sell chain. However, as you know, new builds are usually over priced, which would of course eliminate any discount which the builders may offer.
So taking this into consideration, would you buy a new build or off plan property?

Is this book quite old?
Around 5/6 yrs ago my Dad did this and at the time it was indeed an excellent idea...he was bulk buying property (new builds) at 25-30% discounts.
You can guess how that's worked out...every one of them in negative equity and identical properties in development being sold at less than what he even paid for them. Only positive is that there's money being made while they're rented out.
Don't buy the book...or do what it says!!0 -

I looked it up on Amazon and they say...Amazon Bestsellers Rank: 18,433 in Books
so only 18,432 places behind #1...
Think there are cheaper ways of getting loo-paper.
