How long does land registry take?

My in laws are buying an house and the man selling it told them he wanted to be out the house in the first week of april....two month's on and nothings changed, so my in laws phoned the estate agents and they have just told them the man as been given his new home as a gift and that it was not registered on the land registry. Is this possible? I always thought they got registered when someone buys a property so surely the people who gave the house as a gift would of had this done?
How long does the whole process take usually? This is really dragging out now and the people buying their home are threatening to pull out if its not finalised soon. Any help would be great.

Could your inlaws sell and rent? That gets their house sold then and they can wait for this land reg thing. Depends. Can be done very quickly but they should speak to their solicitor to get him to chase it up.0

Hi poppysarah,thanks for your reply. Unfortunatly they cant sell it and rent it as they have nowhere to go if they do. They did consider it a while back but decided against it when they spoke to their solicitor who advised them not to ( I dont know why he did). Its just been on going now for months,the guy selling it said back in january he wanted to be out by april and now he seems to be dragging it out.0

I meant rent another property whilst they're either waiting for this monkey to sort himself out, or to find another.0

sorry i mis-read your question. I dont think they would do that to be honest,due to the fact that they have no mortgage now so as pensioners they would not be able to afford to rent(and pay to put their stuff in storage) and all the money from the sale of their property will have to be used for the new buy. They did consider(as I said earlier letting the buyers of their home rent the place as they are desperate now) but they decided against it (probably due to the cost) and solicitors advice.
How does this land registry thing work? I looked around on the net and it seems that when they start doing the registry that the person is given a date immediatly....is this the case?0 -

The land registry process takes about 2 weeks to a month dependent on how busy they are. Having done land registry changes myself I have seen one take 2 months to go through but that was an anomaly.
They should probably get their solicitor to talk to the sellers solicitors and ask what is going on and how it is best to get round the delays.
As far as I am aware you can do conveyancing for a new sale even when a recent change of hands has not yet been fully registered. Its a bit more complicated for the solicitors to do the searches etc but its not impossible. It may delay your inlaws land registry registration to their name until the one before had gone through too but as far as I know its allowable.0 -
Thankyou Evilm 2 weeks to a month is what we thought too,is it the same even though his new home is a gift? (sorry if its a dumb question but I am quite green when it comes to stuff like this!) Can not understand why this as been on going for so long if that is the case.0

Its not dumb at all.
It doesn't matter how the land ownership was changed it should take the same amount of time. Unless there is a problem with the documentation in which case the seller should have been informed.
A gift deed should take the same amount of time as a sale deed though.0
