EPC improvements - No suggestions
Hi All,
I'm looking at buying a small London studio that is currently rated F23 with potential F23. As it's part of a block with 5 flats I have looked at the other ratings and it seems to mainly be due to that the flat doesn't have gas for heating.
As I'm looking to buy this to let I would need to improve the rating and am looking at what I can do.
All the flats in the building have assumed no insulation in roof or cavity walls (giving 1 star across the board). This would obviously have been best route to start at but given that has to done for the whole building it might be a more long term project.
As such I'm stuck with the heating, but not sure what could be done to improve it. The suggestion part has no suggestions except for changing one lightbulb to low energy but that wouldn't move it from F23.
So, is it realistic to have gas installed if it's a loft flat in a building and what would that cost? All other flats have gas. If not, what electric options are there that could improve the rating?
Any input would be very welcome.

If there is gas to the rest of the building then it's very likely that it would be possible to get it installed in this flat, but you'd need to get a gas engineer to have a look to be sure.
With regards to insulation, it would be reasonably cheap to install internal wall and ceiling insulation, that should have a significant impact on the energy rating.
With all the above, you would also need to look at what covenants or other legal restrictions may be in place that could affect the works.0 -
Don't buy it as it's unrentable with no clear path to making it rentable. Buy somewhere that's E or better and where someone else has had the headache of installing gas.0

I think I'd agree with TallDave, find somewhere that need less work unless what you've found is really cheap and you could significantly enhance it's value and make a lot of money just by installing GCHNever under estimate the power of stupid people in large numbers0

That's the thing though, the flat is very cheap for it's location and size. So installing electrical heaters (of a good kind/well rated) kind wouldn't be sufficient you think?0

Electric heating is always 100% efficient, there is really no good/bad kind, so if its got a poor energy rating with existing electric heaters it will still have a poor rating with brand new electric heaters.0
