Asbestos - Whole Garage - removal cost

Yes, i have searched and read numerous posts about garage roofs.

House i'm looking to buy has a detached garage, appx 18ftx10ft.

The sellers dad actually built the house and garage in the thirties.

The valuation and seller have both confirmed that both garage and roof are asbestos.
The paperwork from EA said it was wooden--that's what i based my offer on!

I'm aware that left alone it is perfectly safe, however we need to demolish it to bring our motorhome into the back garden.

My local council has NO asbestos facilities, and will not accept it at any of the local dumps.
Adjoining councils want to see proof that you live in their borough.

So it seems we either hire a skip, wet the garage, wear masks and dismantle it ourselves. (House next door has six kids so thier safety as well as our own would have to be considered.)
OR, employ someone to do it.

There is plenty of access and contractor could park right up to it.

Can anyone give us a ballpark figure?
Are we talking hundreds or thousands?
We live in Hertfordshire.

you cant just put asbestos in a skip it has to be wrapped in plastic sheeting and disposed of at the correct places

Get local paper and look in it for rubbish removals. There might be one that says they do garages. Most old garages seem to have asbestos in.
Get a quote.

Or ring someone out the yellow pages for a quote.

Local or County council web site should list firms in the area to handle different types of hazardous waste.

I contacted one of the list and they gave a price per corrugated sheet.

Sorry to hijack a thread - our garage needs to come down as part of an extension - the roof I am guessing is asbestos as it is grey corrugated sheets. The walls look like old breeze blocks - are they likely to be asbestos too?

The asbestos will need to be treated before you start removing it and will have to be double bagged. It is feasible to do it yourself providing you know what your doing.

If however you do't know what your doing would be advisable to use a Specialist firm. As the price will depend on the current condition and size of the garage to get a more accurate estimate for the work I would ring round a few companies for quotes

I would say you are loking about £1500 and the work should take a day, if you do get some quotes make sure that the company has the following as a minimum.

Insurance, make sure the certificate shows they are insured for asbestos removal.
Waste carriers licence (and ensure they give you a waste certifcate at the end of the job)this ensures the waste was disposed of correctly.
You can ask them if they have a HSE licence for asbetsos removal but for the type of asbestos you say it is then it is not neccesary but prefered as they will be more govened by legislation and there own body.

They should provide you with a method statement that says what they are going to do and were the waste will be disposed off.

They should use good face masks as well rather than the paper ones that you can get from B&Q etc

It cost us about £700 a year ago. That was for a garage with roof and walls made from asbestos.

It took a couple of hours.

Hello You should go back to your Estate Agent and talk to him/her about the property misdescriptions act. He should at the very least negotiate a reduced offer for you.

Had a quote (albeit via the net) for £700, so not too bad.
Don't think we are going to get a reduced price because the seller knew the garage was made from asbestos, the EA is at fault.

The point is not what the seller knew, but what you were made aware of before you made your offer. If you were aware, then fair enough. If you based your offer on the EA's particulars, and the seller made no effort to correct the misleading information, then I'd be trying very hard to negotiate on that basis.
