Hi
We are in the process of buying a new house and would like to remove the chimney breast before we move in.
The house is a semi detached house so the party wall act applies How do we go about this to ensure we can get the builders to remove the chimney breast as soon as we have the keys?
Any advice is appreciated.

You can't.
Unless the neighbours agree to dispense with the PWA.
Otherwise you'll need to follow the PWA process. I assume you understand it?
