New build home - bin collection point

Hi,

I’m looking for some thoughts on this issue. My partner and I have reserved a new build property off plan.
At our meeting with the sales office we were told that part of our plot boundary (at the front of the house beside the drive) includes a bin collection point. This is because beyond our plot is a shared drive, which would not be accessed by the bin lorry. This means the four homes at the end of our road would place their bins at the bin collection point on bin collection day.

The fact that this is part of our property is slightly worrying to me. I don’t know if I’m just overthinking and I’m wondering whether anyone else has any experience of this or whether it would bother you?

It is our ideal home in every other way so I don’t want to pull out if this will not be an issue.

    Overthinking... you should be more worried about the uncapped estate management if your estate has them

    I have to say that it would worry me. You may be ok and find that all of your neighbours put out their bins and then remove them as soon as possible after they have been emptied... but....

    The bin area isn't your land, it's just next to part of your boundary?

    If you're worried (of what? sprawl?), put a fence or hedge there, if there isn't one provided by the developers.

    I was hoping someone would say that! We have £80 a year estate charge to pay. By 'uncapped' do you mean there's a possibility that could increase in the future?

    No it's actually our land. It's included within our plot boundary. There's a small grassed area beside the drive and the bin collection point is on the edge of that.

    I guess that was the thing that seemed strange to me! But you're right I think we would definitely consider putting a fence up as I had also considered that the bins could blow and damage the car.

    More to make sure the bins end up in the right place and not just spreading...

    Whether it's yours or not is almost academic. You know you're going to end up clearing up the spillings.

    Inflation generally goes only one way, so yes it will certainly increase in proportion to whatever the costs are. You should consider how much/little say you'll have in what the managing agents spend money on.

    I wouldn't be overly concerned about bins, they're just as likely to end up dumped/blown into the wrong place where there isn't any formal arrangement for exactly where they're meant to be.

    Agreed.

    People will be dragging bins very close to your property late at night/early in the morning; the bins are likely to be sitting out all day until people get home from work; the bin men probably won't put them down carefully and you'll have them blocking your drive; if bins blow over you'll get rubbish in your garden and drive (including such delights as other people's used sanitary products); if rubbish isn't wrapped properly you'll get to experience some extraordinary sights and smells especially once the local wildlife learns to rip the bags open...

    All that would be enough, but if the store is actually on your property does that mean you have to maintain and clean it? Is your house the same price as all the others that are accessing it to put their rubbish out?

    For me that would be enough to put me off tbh.

    I lived next to this for six years. It's no problem. Shared drives are usually very small. In our drive - it was three houses. Three bins. It was fine.

    if I were you I would do a lot of reading and research into new builds and other people's experience with them. Assume that anything the sales office is telling you is a lie and you won't be wrong.
