I would like some advice please. I am currently applying for planning permission next to an old house. The conservation officer is objecting. How much notice will the planning department take?

    You are next to a listed building or in a conservation area?

    If the conservation officer has been consulted then they will absolutely be listened to. You need to take advice on what your responsibilities are to maintain the character of the area.

    Thank you for your reply. I have a newish house but it is next to a character house in a prominent position. The house is not listed but is being considered for Grade 2 listing. The neighbours are objecting and now the conservation officer is expressing concern and looks like he will make negative comments or object to the planning officer.

    if they have been consulted on the application then their objection will be taken very seriously - it depends on the ground for their objection, some planning officers are very wary to over ride a recommendation for refusal from a consultee.
    You really need to find out what the basis of their objections are and look to see if there is a way to resolve the issues

    Generally speaking if a Conservation Officer objects to a planning application then the case Planning Officer will follow this lead and recommend refusal.

    Far better to work proactively with the planning officer.

    The OP should read the conservation officers comments carefullt and speak to their planning officer with their architect in the first instance to try and move forward. Withdrawing and resubmitting or asking for extra time is far better than trying to push something through and waiting an eternity for an appeal decision.

    In an area of outstanding natural beauty so not exactly a conservation area but the conservation officer is involved and is reporting back to the case officer.

    They don't have to, in the sense of being legally obliged to. But if that's what they generally do (have a look at other applications) then they will. Why do you ask?
