FTB - Homebuyers Report negative

Hi all,

First time buyer needs some advice regarding first home built approx 1910.

Homebuyers survey came back with a few category 3's
- Attic conversation missing building regulations
- Attic velux window frame rotten and needing replacing
- one step on attic staircase had lowered and dipped
- Moss, algae and plant growth evident on chimney
- Damp detected in lounge in two areas
- Bounce in lounge floor near fireplace
- Subfloor ventilation inadequate in lounge area
- Roof slates in poor condition and requiring reflashing
- wall ties needed further inspection

A surveyor suggested our estate agent looked at the above in more detail and suggested some remedial works including an overhaul and repointing of the roof and installation of air bricks and damp proof membrane to the lounge areas, however they weren't examined under the floor unsurprisingly. The wall ties were judged to be sufficient pending obtaining the guarantees, which hopefully are forthcoming.

What would you do? House is on for £237,000 with buyer likely to drop to £230,000. Cost of the work suggested is £2,000 and does not include attic works and I still need the building regulations. Inside is decorated to a high standard but the above is making me wary.

Am I being overcautious?

    When you say "buyer" are you referring to yourself?
    Presumably if you've had a survey done you have already had an offer accepted on this property?

    How much of the above was known when you put your offer in?

    Sorry, yes I'm the buyer with my partner.

    An offer of £237,000 was accepted before the survey was completed. So none of this was known.

    My oh my - why do we bother with surveyors any more when EAs can do the work.

    Attic conversion - depending when it was done building regs may not have been necessary

    Surveyors of the bog standard kind seem to find lots but also say nothing recommending extra surveys. If it's 2k worth of work, it's not 'bad'.

    Was the house priced as a !!!8220;finished!!!8221; product, recently renovated or as a house that would need ongoing maintenance? Buying an older house, I!!!8217;d be expecting a certain level of maintenance to be done and would offered with that in mind

    If the survey is suggesting £2000 worth of work but your going to ask for £7000 off the price, as a seller I!!!8217;d probably tell you not a chance. A suggestion of £2000 worth of work doesn!!!8217;t seem outrageous, especially as from what you!!!8217;ve mentioned most Doesn!!!8217;t need to be done immediately.

    Unless the attic conversion is recent, it might not need building regulations. Do you know how long it!!!8217;s been therefore? If it is recent and there are no building regs, that,d be more of a concern, but just think what would the house be worth without the converted attic?
