    Eh?
Are you a lodger or a tenant?

You have agreed for someone to stay in your room yet continue to pay for that room.

    Doesn't work for me...

If I was still paying I would expect it to stay empty and all my stuff safe and secure

The only fair deal is whatever you and your landlord can mutually agree is fair.

What anyone else thinks of a private arrangement between you and your landlord is frankly irrelevant.

How much rent is this "friend" going to pay? Probably a lot more than £40 a month.

Sounds like a pretty sweet deal for your landlord, not so good for you. If it were me in that situation I'd be looking to pay 50% or less. Basically you're just paying him to store your stuff while you're away.

Who will be paying the household bills in your absence - you, the landlord or his friend?

now that you told him, whether you allow or not, he might try it on as your away

so my guess is that you have now answered your own original question over whether it was a fair deal.

Why charge his friend when the bulk of the rent is being paid by you.
