Private Sale - Now Need Advice On Selling My Property

Our offer on a private sale has been accepted, so our house is going up for sale this week - it's in excellent condition & needs nothing doing to it (it's been thoroughly 'house doctored'!) - we can market it as 'no chain' - I, naturally need a reasonable price for it, but I'm willing not to expect top dollar - whats the best tip for a quickish sale without giving it away - also houses in our cul-de-sac rarely come up for sale, the last one being 6 years ago - any tips from you wonderful people?

    Your house sounds very nice. As you want to proceed quickly I would say it's probably best to put it with a good agent who is currently selling a lot of houses. Look around to see which agent has the most "sold" boards displayed in your area and go and talk to them to see what they offer in the way of advertising.

    The best agents use Rightmove website and do virtual tours which show up the house's best points.

    I normally advertise without an agent when I am selling houses but this can take a long time to get a sale, so is probably not right for you as you are in a hurry.

    I would try and sell yourself - have a board made up for outside your property - and neighbours will start mentioning it to friends and relatives and I am sure you will be able to sell without the aid of an Estate Agent - thus saving you a considerable amount of commission and Vat. Also place an add in your Local Paper still cheaper than using an Agent.

    You could also put it on ebay - there is plenty of traffic there. You could also advertise your ebay item number in your newspaper adverts and maybe even on your "for sale" board. This way you can put as many photos of your home in the ad as you want with a full detailed description in as many words as you want.

    If your home is a 4-bed detached in Kent then even I might be interested ;-)

    If you're in a cul-de-sac I wouldn't try and sell it myself as you've probably got limited people going down your street to see it.

    The estate agent I used last was an independant one and he was fantastic. He had lots of his own contacts. In contrast today someone has told me they're not happy with a national estate agents as there doing nothing to promote the house, just relying on the local weekly property paper to get people interested.

    What about asking round people you know who have sold in last year or so to see who they recommend.
