Should I take my house off the market

I have been informed by my estate agent that a prospective buyer is willing to offer the full asking price for my parent's property (my parents passed away recently),



The prospective buyer has accepted an offer on their property and has taken their property off the market and has asked that we take ours off the market in order for their prospective buyer to have time to sell.

We have to accept cash offers for our property due to the licence. It is a riverside property and the land is owned by a Lord.


Should i take it off the market?

    No. As your buyers aren't proceedable.

    Do you have the Grant of Probate?

    If so, wait for a fully proceedable buyer, and wait for best offers. The agent just wants the sale done, so don't always take the first they offer.

    If not, then it's your call; it might buy you valuable time while waiting to get the Probate application sorted. This way, the buyers will thing they are the ones delaying and not you.

    Just to add: agents will refer to buyers as 'cash buyers' when they clearly aren't. Get proof they have the cash in the bank ready and waiting.
  • I would want to know more before deciding to take the house off the market.
