    Good and maybe Airbnb landlords will be required to have gas Safe certificate, EICR, smoke alarms, CO alarms. Etc
    Renting out a spare room for a few nights is one thing but renting out a whole property is taking business away from Hotels, B&B,s holiday letting properties.

    Ive never stayed in a guest house/B&B in the UK where the owners didnt have their own quarters in the same building. That way a couple get to own and live in many substantial properties. With guests all staying a few days Im pretty sure the owner/managers have always paid tax. Itll be interesting how any new legislation separates lodger arrangements from B&B guests. Like 2nd property extra stamp duty caught out many accidental landlords, its likely many rent a room folks may get unfairly dragged into the tax net.

    I think Airbnb hosts often rent out whole houses rather than just rooms. Some even rent out posh boats moored up on the river. Currently sitting at my friend's for a week in the country. The property next door has just been rented out under airbnb whilst the owners have moved to their other unofficial accommodation half a mile away.
