vendors not yet found their new house...

Hi,

To cut a long story short, our vendors agreed to take their house off the market and gave us 4 weeks to sell. We listed out property on the market, and it was sold within 3 days. 2 weeks have now gone by since they agreed to take their house off the market (1 week since we sold ours STC).

Our buyers are ready to proceed, and so are we. We have had our valuations done and mortgages agreed.

I spoke to our vendors estate agent today and they have not found a house nor have they had any viewings.

How long do I wait before applying pressure? I understand that they may not find their house ASAP, but considering they gave is 4 weeks to sell do I expect to give them 4 weeks to buy? Basically, I am after tour thoughts on how to proceed. Do I just sit back and wait?

    I would keep up the viewing of other houses, you may need to jump ship quickly if your buyer gets itchy feet and you need to keep up with what is on the market.

    This. Buyer could take ages, keep on the hunt, you might find something you like even better. Strange they gave you a constraint when in no position to move themselves.

    I suppose I'm just hopeful that they will find a house sooner rather than later. How long would you wait before I ring and keep asking if they have found a house?

    The esate agent should keep all parties in the chain informed.

    Even when they've found a house there'll be a mortgage to arrange etc.

    Then their vendors will potentially be in the same position.

    Moving house can be a drawn out process. Those at the bottom wait the longest.
