Emigrattng to Brisbane

Dear Forum;
I wasn't quite sure where to place this thread, so stuck it here.
My wife has been offered a very good job in Brisbane and we will be moving the family (5 and 8 year old boys) over in the new year.
I thought I would ask on here for any tips on advice if anyone has done anything similar.
Some basic details:
My wife owns our home, with a mortgage, in the UK, which we intend to Let.
We have a car we also need to sell
I am 4 years from completing a lump sum IVA (completed April 2012), so poor credit rating.
In brisbane we intend to rent initially, and then plan to buy after 6-9 months, but unsure if will sell UK house in order to do so.
We plan to hire a car for a short time initially before
I am an engineer, initially planning to work as a consultant.
My wifes employer is paying for all of our possessions to be shipped to Oz.
Questions I have include;
Are there any pitfalls we should be aware of when renting cars and houses in Oz.
Will be credit score in the UK be a problem in Oz for me?
Who do we need to notify we are moving away in the UK from a legal and financial point of view.
Can/should we set our UK bank account addresses to that of a family member in the UK?
I think I have everything in hand....its just the..unknowns unknowns that I am concerned about that can be sorted now but will be a pain if needing to be sorted closer to the move date.

there are websites and im sure the company your wife has job through should be able to give you the answers you need0 -
More people rent houses than buy in Australia so no problems there.
They are usually unfurnished.
Renting a car is like anywhere else in the world.travelover0 -
Renting a car is no problem. You may get cheaper rates with a UK licence.

My youngest son has lived in Brisbane for a few years now. I recommend looking at the Pomsinoz website which is a mine of information on just about anything. There is a Queensland forum for more specialised questions on the area.0

Will your UK house mortgage provider allow you to rent the property?
If your not aware of all the necessities with letting you might like to post on the renting forum for advise.0 -
There is nothing automatic about mortgage providers agreeing to you renting out your house. Some will refuse, others allow a year or insist that you get a different and more expensive mortgage.Heliflyguy wrote: »Will your UK house mortgage provider allow you to rent the property?

On the house buying and renting forum there are lots of posts on this. One of the very knowledgeable posters there G_M has produced an excellent guide to renting.
You have to comply with various regulations and living abroad can have tax implications. Despite this I'm sure it can be done and is probably going to be worthwhile as you are away for several years.
The other issue is the emotional tie of renting out your house. Tenants are probably not going to take the same care as you probably would. Some people find this difficult to deal with.0 -

Do you have a nice car here? If the move is being paid for perhaps take it with you?0

Tell your tax office - various forms to be completed.
Make a will covering your UK assets.
Get a letter from your car insurers confirming your no claims discount.
As well as mortgage provider, tell house insurer that property will be let.
But your wife's employer should be arranging for some professional advice for you covering much of this.0 -

Minor wear and tear faults that develop in your own house you tend to deal with as they occur. Tenants are less inclined to do this and why should they? Their rent should cover repairs and maintenance that are needed. Some tenants create more wear than others and it is likely over four years that there will be more than one set of living there.
It is vital that the OP chooses a good agent who carries out periodic inspections and vets tenants thoroughly. The letting agents the OP will need to use are not going to be bothered with minor items and over four years there is bound to be some dilapidation.0
