Colleys cancelled survey as the house is non traditional!

Hi,
I wonder if anyone has experience about this?
Our survey was booked for this week but now cancelled by the surveyor because the house is classed as "Non traditional".
The mortgage is via Halifax.

No-fines concrete perhaps? Some lenders won't mortgage non traditional constructions so they won't waste your money on something they won't lend on.
Ask them the type of construction then find a lender who will lend on it and try again.0 -
It must be built using a method which they do not support. Perhaps timber or concrete. What does it look like? Maybe you could post a link to a photo and someone could tell by looking at it.
It might just be that this particular lender does not lend on it, and others would. Speak to your broker about the issue and they should be able to look into who to apply to instead.0 -
Is it worth buying the house where some/majority of lenders wont lend. (i.e. for future sale purpose)0

Not sure whether this is standard construction - I would suggest it is ... but the reason they won't lend could be because it is ex-Local Authority.
I think you should query this further with the Halifax.0 -

Not made with Brick but pre-fabricated concrete wall (this is my understanding). If this is the case then they are more likely to be more colder in winter as well.0 -
will halifax not lend or will the surveyor just not do the survey because it isn't their field and the halifax just need to find a different one?0

Ric1982, we had our valuation and survey conducted and received the homebuyers report today. Laing easi-form is quite popular in some areas and were often used for Local authority housing. Our mortgage has been approved by Nationwide and I'm sure Halifax also lends on this type of property as we initially had DIP approved with them (we had also queried if they would lend on this type of property and been directed to the surveyor).. I would suggest that the surveyor is not experienced with the type/ or not willing to conduct a survey on a unconventional construction. We were previously advised that some lenders do not offer a mortgage on certain types of concrete, however Laing Easi-Form is approved by quite a few high street lenders. Where other types of concrete property struggle to sell and are mainly purchased by cash buyers.
