Insurance for landlord, best buy?

Daughter is having to let old house and rent after relocating.
Looking for insurance for house she will let unfurnished.
Looking for good deal? Pitfalls?
Plus does she need contents insurance to cover fitted carpets, kitchen appliances etc?

    I would suggest she pays to join the residential Landlords Association. The fee is not much, counts against tax, and their insurance is very competitively priced especially for new members. The advice is also very good.

    She also needs to read G_M's thread on responsibility of landlords (someone will provide link soon). This is a business she is starting up and not to be entered into lightly.

    However, to answer the actual question asked, I used RentGuard via a broker. Every year they offered me a cheaper policy (with Zurich, IIRC) but when I checked the small print, that one would have required me to make quarterly inspections - as it was a 250 mile round trip and I wasn't using a managing agent I would have quickly lost any savings in the premium in transport costs (plus I think quarterly inspections are inconsiderate to the tenant). So it's important to check details like this. Similarly, some policies will restrict the kinds of tenants you can accept, so make sure you check this.

    Landlord insurance is now on the comparison websites, so have a look and get a feel for what sort of premiums are available.

    She will need to get landlord's contents cover if she wants to cover kitchen appliances and the like.

    Some LL buildings insurance policies include a nominal £5000 worth of contents cover as a freebie - to cover carpets and white goods in unfurnished properties.
